Why The Meridian matters
The Meridian is a six-story loft condominium of 111 residences, completed in 2005. Flagler Holding Group developed it and Zyscovich Architects designed it. Not to be confused with Meridian 5 (also known as Meridian 5 Lofts) at 421 Meridian Avenue or Meridian Place at 325 Meridian Avenue, both in South of Fifth. The building has ceilings of about 12 feet, tall glazing and large semi-enclosed terraces, at mid-rise scale, with a rooftop pool.
Residences are one- and two-bedroom lofts, with top-floor penthouse lofts that have double-height rooms and roof terraces.
South Beach, west of the Art Deco district
2001 Meridian Avenue is on the bay side of South Beach, near 20th Street. It is on the edge of the cultural and civic cluster of the west side of the island: the Holocaust Memorial of the Greater Miami Jewish Federation is on the same avenue, the Miami Beach Botanical Garden and the Miami Beach Convention Center are close, and a golf course lies to the north. The Lincoln Road pedestrian mall is a short walk south.
The beach is a walk or short ride east. Dining and retail turn over and are not listed here.
Architecture and unit composition
Zyscovich Architects designed a six-story loft building.
Unit mix. One- and two-bedroom lofts, with penthouse lofts above. The interiors have about 12-foot ceilings and about 9-foot windows and doors, and every residence has a balcony or a semi-enclosed terrace. Residences were delivered with network wiring and designer kitchens and baths; condition now varies by owner.
Amenity levels. The building has a rooftop pool and landscaped grounds.
Building operations
Florida's milestone inspection and structural integrity reserve study (SIRS) rules apply to condominium buildings of three or more stories; ask for the inspection report, the reserve study and any assessment history. Ask for the current budget and recent financial statements, the SIRS and reserve funding, the inspection schedule and report, insurance coverage, and any pending or planned special assessments. For any unit with a large terrace or roof terrace, ask who is responsible for maintaining it and which elements are common property.
Policy framework
Pet, rental and minimum-lease rules are set by the association; confirm at offer stage.
Sales context
One of three arms-length sales recorded in May 2026, at $3,050,000. It is one sale, not a building price. Pricing varies by size, ceiling height, terrace, floor and view, and the building average will mislead.
Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.
What to know if you're buying at The Meridian
Buy the layout. Check ceiling height and terrace area for the unit, not just the floor plan.
Separate penthouse lofts from the rest. They are a different product. Do not use standard-line sales as comparables for a double-height roof-terrace loft.
Read the reserve documents. Request the SIRS, budget, financial statements and any assessment history.
What to know if you're selling at The Meridian
Price against your line. Use recent same-size, same-floor closings, not the building average.
Show the volume. Photographs and floor plans should make ceiling height and terrace area clear. Have the budget, financials and SIRS ready.

Recorded sales history
Recorded transfers for this building in Miami-Dade County public records, back to May 2005. Prices reflect the recorded consideration; transfers the Property Appraiser does not qualify as arms-length are shown unmarked. Nominal-consideration paper transfers (deeds into trusts and LLCs, estate and family transfers, corrective deeds) are part of the record but not sales, and are omitted from this table. Recording lags closing, so the newest sales can take several weeks to appear.
