Why Capri South Beach matters
It is a waterfront condominium with a marina on the bay side of South Beach. Residences face west across Biscayne Bay toward Downtown Miami, and the site carries its own boardwalk and boat docks.
It is one condominium, Capri South Beach Condo, with 69 residences in three structures, and sections of the site are labeled Marina Grande, Marina Piccola and Ana Capri. This page describes the property at 1445 16th Street as a whole.
South Beach's bay side
The site sits on the western edge of South Beach, in the West Avenue area, close to the western end of Lincoln Road. It faces the bay rather than the Atlantic. The ocean and Collins Avenue are a car or bike ride east, and Lincoln Road is the nearest retail and dining street.
Features are west water views, skyline sunsets and a marina slip option. Compare it against other bay-side buildings rather than oceanfront ones.
Architecture and unit composition
The original mid-century buildings on the site were kept and restored rather than cleared, with their historic detailing preserved, and the landscaped courtyards and waterfront gathering spaces were retained. Kobi Karp designed the contemporary residences added alongside them, with Rene Gonzalez Architect also credited. The result is one site holding a restored three-story mid-century building and two modernist blocks of 14 and 7 stories.
Unit mix. One-bedroom units from about 783 square feet, two-bedrooms from about 1,128 and three-bedrooms from about 1,842. Penthouses have rooftop terraces reached by spiral stair, with summer kitchens and Jacuzzis. Residences face west with bay views.
Finishes as delivered in 2008. Poggenpohl kitchens with Miele, Wolf and Sub-Zero appliances, Thassos and travertine marble baths, and travertine floors. Ask for each unit's current condition and renovation history.
Building operations
The building is run as full-service, with a 24-hour concierge, valet and security, and a full-time pool attendant.
Amenities are the bayfront pool with swim-spa and Jacuzzi, fitness center with trainers, a spa suite, courtyards and the baywalk.
The site is recorded in flood zone AE; ask for the elevation certificate. Florida's milestone inspection and structural integrity reserve study rules apply to condominium buildings of three or more stories; ask for the inspection report, the reserve study and any assessment history. Also ask for the current budget, recent financial statements and flood insurance cost. Ask how the marina, docks and any boat slips are owned, assessed and insured.
Policy framework
Pet, rental and minimum-lease rules are set by the association; confirm at offer stage.
Sales context
One of two arms-length sales recorded in December 2025, closed at $995,000. It is one sale, not a building price. The median assessed value is about $1.6 million; an assessed value is a tax figure, not a sale price.
Prices vary by line, floor, view and renovation. Slips are a separate transaction.
Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.
What to know if you're buying at Capri South Beach
Know what you are buying. Check the unit address and which of the three structures it is in.
Treat the slip as its own asset. If a slip is included or available, get the recorded terms, the fee and the vessel size limit in writing.
Price the renovation and the flood exposure. Check interior condition and get the flood insurance cost.
What to know if you're selling at Capri South Beach
Lead with the water. West views, the marina and the baywalk are what separate this building from the inland and oceanfront alternatives. Price against same-line closings, not the building average.
Have the documents ready. Budget, SIRS, financial statements and any marina terms shorten diligence.

Recorded sales history
Recorded transfers for this building in Miami-Dade County public records, back to Dec 2008. Prices reflect the recorded consideration; transfers the Property Appraiser does not qualify as arms-length are shown unmarked. Nominal-consideration paper transfers (deeds into trusts and LLCs, estate and family transfers, corrective deeds) are part of the record but not sales, and are omitted from this table. Recording lags closing, so the newest sales can take several weeks to appear.
