Why 1500 Ocean Drive matters
It is a residential tower on Ocean Drive, across from the park. Ocean Drive is lined with Art Deco hotels and sidewalk restaurants; the building faces Lummus Park and the beach beyond it.
Michael Graves, the American architect known for postmodern civic and product design, drew the building. It has 113 residences.
South Beach and Ocean Drive
The building is on Ocean Drive at 15th Street, directly across from Lummus Park, a long beachfront park with the sand behind it. South Beach's Art Deco Historic District runs north to south on Ocean Drive, Collins Avenue and Washington Avenue, and the building sits near its northern end. Lincoln Road is a short walk north and west.
Ocean Drive carries foot traffic, restaurant seating and events through the evening; ask about noise by floor and orientation.
Architecture and unit composition
Plans are one to three bedrooms, with larger penthouses at the top. Residences have floor-to-ceiling glass doors, terraces, kitchens with Sub-Zero refrigerators, marble bathroom floors, glass-enclosed showers, a jacuzzi tub in the primary bath and in-unit washers and dryers. Views run to the Atlantic, the Lummus Park lawns or the city, depending on the line.
Interior sizes range from about 940 square feet to about 2,320 in the standard plans. Confirm area against the floor plan.
Building operations
The building is staffed 24 hours with a concierge, security and valet parking. The amenity floor has a heated pool and sun deck with a jacuzzi, a fitness center with yoga and Pilates classes, a spa with sauna rooms and massage services, a billiards room and community rooms. Private storage is available.
Ask for the reserve balance and any special assessments, and ask what capital work has been completed on the facade, windows and roof. Florida's milestone inspection and structural integrity reserve study rules apply to condominium buildings of three or more stories; ask for the inspection report, the reserve study and any assessment history.
Policy framework
Pet, rental and minimum-lease rules are set by the association; confirm at offer stage. Ask for the association's short-term rental rule.
Sales context
One recorded sale, May 2026, at $2,625,000. It is one sale, not a building price. The range between a low-floor one-bedroom and an upper-floor ocean-view unit is wide; compare by line and floor.
Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.
What to know if you're buying at 1500 Ocean Drive
Pick the line deliberately. Ocean-facing, park-facing and city-facing lines differ; compare by line and floor.
Confirm the rental rule. Get the association's current leasing and minimum-stay terms in writing before you price a unit.
Ask about capital work. Ask whether there is a documented plan for the exterior; the reserve study should show it.
What to know if you're selling at 1500 Ocean Drive
Price against your line. Use trades in the same orientation and floor range, not the penthouse trades.
Have the documents ready. Budget, reserve study, financials and inspection report shorten diligence.

Recorded sales history
Recorded transfers for this building in Miami-Dade County public records, back to Dec 1998. Prices reflect the recorded consideration; transfers the Property Appraiser does not qualify as arms-length are shown unmarked. Nominal-consideration paper transfers (deeds into trusts and LLCs, estate and family transfers, corrective deeds) are part of the record but not sales, and are omitted from this table. Recording lags closing, so the newest sales can take several weeks to appear.
