Why Solé on the Ocean matters
Solé was built as a hotel with condominium ownership: owners hold title to a residence and can put it into the hotel pool when they are away. Wavestone Properties built it as an oceanfront tower with a hotel operation, and it opened in 2009.
The building has 147 residences on one oceanfront lot, in mostly one- and two-bedroom plans, with ocean views and direct sand access.
If buying for rental income, get the program agreement.
Sunny Isles Beach and the Solé site
Sunny Isles Beach is a barrier-island city on Collins Avenue (A1A), north of Haulover Park and east of Aventura, with the Atlantic on one side and the Intracoastal Waterway on the other. Its oceanfront is almost entirely residential towers, and Collins Avenue is the single main road. Solé is oceanfront at 17315 Collins.
Aventura Mall and the Intracoastal are a short drive. Haulover Park and its beach are to the south. Dining and retail near the building turn over and are not listed here.
Architecture and unit composition
Kobi Karp designed the 24-story tower, about 243 feet to the roof. Residences were delivered with floor-to-ceiling ocean-view windows, private terraces with glass railings, open kitchens with wenge cabinetry, quartz counters and Fisher and Paykel appliances, stone floors, and an in-unit washer and dryer.
Unit mix. Standard plans include one-bedroom plans of about 618 to 672 square feet on the lower residential floors, one-bedroom plans of about 644 square feet higher up, and two-bedroom plans of about 908 to 1,201 square feet. Two-bedrooms with 2.5 baths top the range. Interior size varies by floor and line; take it from the floor plan.
Amenity levels. The infinity pool, fitness center, steam room and sauna are oceanfront. Ask which hotel-style services are provided to owners and which belong only to the hotel program.
Building operations
The condominium is run by the association, and the hotel program is a separate arrangement. Ask which of the operator's services, such as housekeeping, room service and the restaurant, are open to owners and how costs are allocated between the hotel and the association.
Florida's milestone inspection and structural integrity reserve study rules apply to condominium buildings of three or more stories; this building has 24. Ask for the inspection report, the reserve study and any assessment history, and for the current budget and financial statements. Fee levels should come from the association.
Policy framework
Pet, rental and minimum-lease rules are set by the association; confirm at offer stage. For the rental program, ask for the program terms, minimum stays and owner-use limits.
Sales context
One of two arms-length sales recorded in May 2026, at $540,000. It is one sale, not a building price. Pricing varies by floor, view and plan.
Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.
What to know if you're buying at Solé
Read the rental program agreement. If you plan to use the hotel pool, confirm the split, term and any owner-use cap in writing.
Ask for the full cost picture. Association fees, any hotel-related charges and assessments all matter. Get the budget, not the average.
Confirm financing. Condominium hotels can restrict conventional financing; confirm with the lender and the association before you rely on a loan.
What to know if you're selling at Solé
State what transfers. Buyers will ask whether the unit is in the program, whether furniture conveys, and what the rental history is.
Have the documents ready. Budget, financials, SIRS and milestone status shorten diligence.

Recorded sales history
Recorded transfers for this building in Miami-Dade County public records, back to Nov 2007. Prices reflect the recorded consideration; transfers the Property Appraiser does not qualify as arms-length are shown unmarked. Nominal-consideration paper transfers (deeds into trusts and LLCs, estate and family transfers, corrective deeds) are part of the record but not sales, and are omitted from this table. Recording lags closing, so the newest sales can take several weeks to appear.
