Why The Grandview matters
The Grandview is a 1998 high-rise with 122 residences on Collins Avenue in Mid-Beach. It is a mid-sized building with a doorman, a garage and its own boat dock.
Views are ocean, Intracoastal, bay and canal, depending on the line, and the building keeps a community dock. Pull the floor plan before the comparables, since exposure varies by line.
Mid-Beach and the Collins Avenue corridor
Mid-Beach is the stretch of Miami Beach north of the Art Deco district of South Beach and south of Surfside and Bal Harbour. The Fontainebleau and Eden Roc resorts are its landmark hotels, both to the south of 5900 Collins. Collins Avenue is the main commercial and hotel street, and Indian Creek and the Intracoastal Waterway sit to the west.
Bal Harbour Shops and its surrounding towers are to the north. The Grandview is on the northern end of Mid-Beach. Dining and retail turn over and are not listed here.
Architecture and unit composition
The Grandview rises 23 floors with 122 residences. It was built in 1998. Impact glass, a secured lobby and elevators, and a fire sprinkler system are building-level features.
Unit mix. Two-, three- and four-bedroom residences, with sizes from about 950 square feet in the smaller two-bedrooms to about 2,500 square feet in the larger lines. Check sizes against the floor plan for the specific unit.
Amenity level. The clubhouse has a kitchen, a social room and a game room, and a rooftop lounge. The pool is heated and there is a spa, a sauna and a fitness center. A bike room, grill area and storage for kayaks and paddleboards support the water access. The community dock has slips; ask whether they are owned, assigned or rented.
Building operations
The building has a doorman, an on-site manager, card and code access and valet. Parking is in a secured garage with assigned spaces; ask for the number of spaces per unit.
Monthly assessments are billed building-wide and cover management, common areas, parking, pool, sewer, security, trash and water. Ask for the current figure by line.
Florida's milestone inspection and structural integrity reserve study (SIRS) rules apply to condominium buildings of three or more stories. Request the current budget and recent financial statements, the SIRS and reserve funding, and the inspection schedule and any completed report. Waterfront exposure makes insurance and flood coverage a line item to price; the building is in flood zone AE.
Policy framework
Pet, rental and minimum-lease rules are set by the association; confirm at offer stage.
Sales context
One recorded sale, May 2026, at $800,000. It is one sale, not a building price. Pricing varies by exposure, floor, size and renovation, and the building average will mislead.
Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.
What to know if you're buying at The Grandview
Price the exposure. Ocean, Intracoastal and bay lines trade differently. Compare sales on the same line.
Check the dock. If a slip matters, ask whether it is owned, assigned or rented, and what it costs.
Read the reserve documents. Request the SIRS, budget, financial statements and the milestone inspection schedule.
What to know if you're selling at The Grandview
Lead with the exposure, the garage and the dock, where they apply.
Have the documents ready. Budget, financials, SIRS and milestone status shorten diligence.

Recorded sales history
Recorded transfers for this building in Miami-Dade County public records, back to Feb 2000. Prices reflect the recorded consideration; transfers the Property Appraiser does not qualify as arms-length are shown unmarked. Nominal-consideration paper transfers (deeds into trusts and LLCs, estate and family transfers, corrective deeds) are part of the record but not sales, and are omitted from this table. Recording lags closing, so the newest sales can take several weeks to appear.
