Why The Tropicana matters
The Tropicana is a 1983 building on Collins Avenue in Sunny Isles Beach, built before the city's high-rise wave of the 2000s and 2010s. It has 47 residences in nine stories. It belongs to the city's older condominium stock, a different product from the newer oceanfront towers nearby.
Florida's milestone inspection and structural integrity reserve study rules apply to condominium buildings of three or more stories; ask for the inspection report, the reserve study and any assessment history. With 47 residences, a capital project is shared among 47 owners.
Sunny Isles Beach and the Collins Avenue corridor
Sunny Isles Beach is the barrier-island city between Golden Beach to the north and Haulover Park and Bal Harbour to the south. Collins Avenue, also State Road A1A, is its spine, lined with condominium towers between the Atlantic and the Intracoastal Waterway. The 163rd Street Causeway, a short distance north of this address, connects the city to the mainland. The city's newer towers, including Porsche Design Tower, Jade Signature and the Residences by Armani/Casa, are in the same district.
The Tropicana is a smaller building than those. Aventura, Bal Harbour and Miami Beach are a short drive.
Architecture and unit composition
The Tropicana is a nine-story building with an elevator and a garage. Pull exact interior square footage and renovation scope for each unit.
Check the survey and the recorded plat for the building's frontage, and ask about beach access, dune or seawall responsibilities and cabana or beach-service arrangements.
Building operations
A heated pool and spa and covered garage parking are on site.
Ask about: the current budget and reserve balance, what capital work is complete or planned (roof, windows, balconies, elevators, plumbing risers, electrical, concrete restoration), and whether a special assessment is pending or recently paid.
Policy framework
Policies, fees and applications, including pets, leasing, minimum lease terms, guest rules and any resale approval, are set by the association and should be confirmed at offer stage.
Sales context
One recorded sale, March 2026, at $1,230,000. It is one sale, not a building price. Size, floor, view and renovation all affect price.
Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.

Recorded sales history
Recorded transfers for this building in Miami-Dade County public records, back to Jun 1983. Prices reflect the recorded consideration; transfers the Property Appraiser does not qualify as arms-length are shown unmarked. Nominal-consideration paper transfers (deeds into trusts and LLCs, estate and family transfers, corrective deeds) are part of the record but not sales, and are omitted from this table. Recording lags closing, so the newest sales can take several weeks to appear.
