Most of the 50 homes are three bedrooms, from about 2,420 square feet; the largest plans reach about 2,790.
The complex is a townhome-style building on a six-story frame, with an elevator and garage parking. The lower floors hold two-level residences and the upper floors single-level plans.
Identity note
The condominium name is THs at Sunset Harbour, with 50 residences. Units are addressed at 1413 and 1415 Sunset Harbour Drive and at 1413 20th Street, which are separate entrances of the same complex. Confirm the address, building and association on any offer. Sunset Harbour
Sunset Harbour is a bayside district of South Beach, west of Alton Road, built around a small marina and the Sunset Harbour Yacht Club. It is a short walk from the bay, and the Atlantic beach is a drive or bike ride east across Alton Road. The complex is not on the water.
Lincoln Road is a short bike ride east.
Architecture and unit composition
The building has 50 residences on six floors. Lower-floor plans run about 2,420 to 2,460 square feet, middle-floor plans about 2,640 to 2,790 and top-floor plans about 2,790. Most plans are three bedrooms and three baths. Compare condition as well as plan.
Building operations
The complex has a heated pool and spa, an elevator and assigned covered parking. The complex is fenced with an attended entry. Ask what the monthly charges cover.
Request the budget and financial statements. Florida's milestone inspection and structural integrity reserve study rules apply to condominium buildings of three or more stories; ask for the inspection report, the reserve study and any assessment history. The parcel is in flood zone AE; get insurance quotes and ask about the ground-floor elevation and any flood history before an offer.
Policy framework
Pet, rental and minimum-lease rules, fees and applications are set by the association.
Sales context
The median assessed value is about $2.0 million and is an assessed value, not a market price. One of two arms-length sales recorded in May 2026, at $3.6 million. It is one sale, not a building price.
Plans are similar in size, so compare on floor, plan and renovation. Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.
