Monad Terrace is a 59-residence condominium building at 1300 Monad Terrace, in South Beach, by JDS Development Group with design by Ateliers Jean Nouvel. County records list 2021 as the year built. It has a median residence of 2,345 square feet.
The recorded market runs to 88 arms-length sales since 2020, an annual turnover rate of 14.9 percent of the building over the past decade, and a median of $1,665 per square foot. Why Monad Terrace matters
Jean Nouvel designed it, and at 59 residences it is small.
Penthouse A closed at $11.8 million in 2021, and in 2022 Penthouse F, 2,807 square feet with 4,383 square feet of outdoor space, sold for $9.9 million, about $3,527 a square foot of interior space.
South Beach on the bay
The building covers the block between West Avenue and Biscayne Bay. It is on the bay side of South Beach, away from the Collins Avenue oceanfront, with views of the bay and the Downtown skyline.
Architecture and unit composition
Nouvel's sawtooth facade is clad in honeycomb-patterned glass that gives each residence a filtered view out and limits the view in. The buildings face a central lagoon, reflecting pools and a water garden, planted with bougainvillea and passion vine and designed by the architect. Nouvel also designed the kitchens and bathrooms, which use stone surfaces, Gaggenau appliances and soaking tubs. Kobi Karp worked as the Miami collaborator.
The ground floor sits 11.5 feet above water level, against a city minimum of about 6 feet when the project was designed, and the garage sits above grade. Ask for the flood certificate and the association's insurance terms.
Residences are two to five bedrooms with open plans, floor-to-ceiling glass, private elevator entry and terraces. Confirm a unit's size against plans.
Building operations
The amenity program is a bayfront pool and hot tub, a wellness center, a private dock, bicycle and water-sports storage, and a cafe and juice bar, with concierge and valet.
Ask for the current budget, the structural integrity reserve study, milestone inspection status, any special assessment notices and the flood and windstorm insurance terms.
Policy framework
Pet, rental and minimum-lease rules are set by the association; confirm at offer stage.

What to know if you're buying at Monad Terrace
Price by line. A two-bedroom and a penthouse with a rooftop pool are different products. The building average will mislead.
Read the reserve documents. Request the reserve study, budget and milestone inspection status.
What to know if you're selling at Monad Terrace
Lead with the architecture and the elevation. The Nouvel design and the 11.5-foot elevation set the building apart. Have the flood certificate ready.
Have the documents ready. The budget, reserve study and milestone status shorten diligence.

Recorded sales history
Recorded transfers for this building in Miami-Dade County public records, back to Dec 2020. Prices reflect the recorded consideration; transfers the Property Appraiser does not qualify as arms-length are shown unmarked. Nominal-consideration paper transfers (deeds into trusts and LLCs, estate and family transfers, corrective deeds) are part of the record but not sales, and are omitted from this table. Recording lags closing, so the newest sales can take several weeks to appear.
