Why The Tiffany of Bal Harbour matters
The Tiffany is an 18-floor oceanfront condominium on Collins Avenue in Bal Harbour with 135 residences. Standard plans are two and three bedrooms of about 1,960 to 2,350 square feet.
It was built in 1982 and has no branded program. Plan size, ocean frontage and the Bal Harbour location are the draw. Verify the condition of the building and of the unit.
Bal Harbour
Bal Harbour is a village on the north end of the Miami Beach barrier island, with Haulover Inlet to the north and Surfside to the south. Collins Avenue runs through it, with oceanfront towers on the east side and the bay and the Intracoastal Waterway on the west. The village is small and residential, and its main landmark is Bal Harbour Shops, an open-air retail center a short distance south of The Tiffany, near the St. Regis Bal Harbour.
Haulover Park, to the north, has a county beach, a marina and open lawns. The Tiffany sits north of the retail core, in the stretch of oceanfront towers closer to Haulover. Miami Beach and South Beach are a drive south, and Aventura, with its mall and medical district, is a drive north.
Architecture and unit composition
The Tiffany is a 1982 concrete tower of 18 floors, set on the ocean side of Collins Avenue with direct access to the beach. Most residences face east or west, with Atlantic views in the east lines and Intracoastal or village views in the west.
Unit mix. Residences are two- and three-bedroom plans, with two to two and a half baths, split bedrooms, walk-in closets, storage rooms and balconies or screened patios. Standard interior sizes run about 1,960 to 2,350 square feet. Original finishes are carpet and ceramic tile, so renovation scope, from cosmetic updates to a full gut, varies widely from unit to unit.
Amenity level. The amenities are a heated pool, spa, sauna, steam room, fitness center, clubhouse and billiards room, with covered and valet parking. Beach access is direct.
Building operations
The building has a concierge desk and elevators. Ask the association in writing for staffing hours, security arrangements and the parking assignment per unit.
Florida's milestone inspection and structural integrity reserve study rules apply to condominium buildings of three or more stories; ask for the inspection report, the reserve study and any assessment history. Request the current budget and financial statements, the structural integrity reserve study (SIRS) and reserve funding, the milestone inspection report and any repair scope that followed, and any special assessments adopted or planned. Oceanfront buildings face salt and wind exposure, so ask what has been done on concrete restoration, windows and doors, balcony railings, roofing, plumbing risers and the pool deck.
Policy framework
Policies, fees and applications, including pets, leasing, minimum lease terms, guest rules and any resale approval, are set by the association and should be confirmed at offer stage.
Sales context
One of four arms-length sales recorded in March 2026, at $1,210,000. It is one sale, not a building price. Condition, floor and view are the variables to compare within a line; an unrenovated unit trades differently from a rebuilt one.
Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.
What to know if you're buying at The Tiffany
Price the renovation, not the building. Original-condition and fully renovated units in the same line can be far apart. Budget the work and the permits separately.
Read the milestone and reserve documents before you bid. They set the assessment outlook.
Confirm the beach rights. Ask the association what access the condominium holds and in what form.
What to know if you're selling at The Tiffany
Lead with documents. Budget, financials, SIRS and the milestone report answer a buyer's first questions.
Show the work. Document renovation scope, permits, impact windows and any plumbing updates. Undocumented work slows closings.

Recorded sales history
Recorded transfers for this building in Miami-Dade County public records, back to Mar 1982. Prices reflect the recorded consideration; transfers the Property Appraiser does not qualify as arms-length are shown unmarked. Nominal-consideration paper transfers (deeds into trusts and LLCs, estate and family transfers, corrective deeds) are part of the record but not sales, and are omitted from this table. Recording lags closing, so the newest sales can take several weeks to appear.
