’Sconset Real Estate
’Sconset, short for Siasconset, has a distinct place in Nantucket's geography and architecture. The village's close-set early cottages, lanes, and later residential development create a different setting from downtown Nantucket. Within that setting, a compact historic cottage and a larger property farther from the village center require different ways of thinking about space.
The first question is how the house relates to its surroundings. A garden enclosed by adjoining buildings offers a different experience from a broad lawn or a coastal outlook. The apparent size of a property can change once the route between rooms, outdoor areas, and the street is understood. That relationship is central to a useful ’Sconset search.

A Census-designated place is a statistical boundary. It should not be assumed to match a postal ZIP, school attendance area or every use of the neighborhood name.
History and architecture
The village's early fishing buildings developed incrementally. The preservation guide Building with ’Sconset in Mind describes additions to small fish houses as needs changed, followed by the growth of a summer settlement in the nineteenth century. That history helps explain irregular plans, varied rooflines, and buildings whose charm comes from their accumulated form.
Those qualities are best assessed in person. A sequence of small rooms can provide an engaging rhythm, but it may not suit every intended use. Low spaces, level changes, and the connection to outdoor areas should be understood as part of the actual plan. An architectural label cannot establish the ease of living in a particular cottage.
Later properties can have a different scale while still responding to the village's materials and setting. A new or extensively renovated house should be evaluated for its proportions, landscape, and relationship to neighboring buildings as carefully as an older one. Visual continuity does not establish identical age, construction, or maintenance needs.
Nantucket's historic-review framework applies to exterior work. Before planning an addition or alteration, research the specific property and proposed scope. The ability to see a similar feature nearby does not establish that it can be reproduced on another site.
The historic core and the wider village
Broadway, Center, Front, and Shell streets form the historic core identified in the village's preservation guide. Their small early buildings and close street relationships create a specific architectural setting. A property farther from that core may share the ’Sconset name while offering a different parcel size, plan, and connection to the village.
Within the core, inspect the accumulated form of the cottage. Small additions can make a sequence of distinct rooms, and the route from entrance to kitchen, garden, and bedrooms may be less obvious than a conventional floor plan suggests. Compare ceiling heights, changes of level, storage, and the position of outdoor space. The most useful account explains how a particular cottage works rather than treating irregularity as an automatic advantage or disadvantage.
The coastal edge requires another layer of research. A house near the bluff or a familiar path should be described through its current site conditions and documented rights. Historical access records explain earlier arrangements; they do not establish an uninterrupted route today or the rights attached to another parcel. A village property with a garden and a coastal outlook should therefore be assessed on both its architecture and its actual land record.
Corridors worth knowing
Baxter Road and Broadway represent two different scales of ’Sconset: the bluff-side summer-house corridor and the compact village core. They belong in the same neighborhood story, with very different property questions.
Baxter Road: the bluff corridor
Stretch: Baxter Road north of the village through the bluff-side residential stretch toward Sankaty Head Lighthouse.
Baxter Road follows ’Sconset’s bluff-side residential landscape north toward Sankaty Head Lighthouse. Historic summer houses and the road’s relationship to the Atlantic give this corridor an identity distinct from the compact cottages near the village center. The shoreline is also an active part of the property story. The Town maintains an alternative-access project for the Baxter Road area because erosion can affect the road and buried infrastructure. A buyer needs current parcel, shoreline and access information alongside the architecture and view. A seller should describe the house’s actual position and documented condition with the same care.
Broadway: the historic cottage core
Stretch: Broadway within the village’s historic core around Center, Front and Shell streets.
Broadway belongs to the small-scale ’Sconset that grew from an early fishing settlement. Together with Center, Front and Shell streets, it forms the village’s historic core, where the relationship between cottage, lane and neighboring building is unusually close. This is a different form of residential space from the larger summer-house sites along the bluff. The architecture is read through rooflines, additions, thresholds and small outdoor areas rather than through a long estate approach.
Schools across the island
The public sequence is Nantucket Elementary (PreK–2), Nantucket Intermediate (3–5), Cyrus Peirce (6–8), and Nantucket High (9–12). ’Sconset is part of the same municipal school system, so the educational stages should not be presented as a separate village district.
The address still matters to transportation. Review the current district arrangements and test the journey from the house to the relevant campus. Include the return and any activities that change the normal school-day routine. Registration, grade placement, calendar, and transportation eligibility should be confirmed for the intended year; an island-wide system does not make every daily route identical. Travel to Manhattan
JetBlue and Delta provide seasonal JFK service to Nantucket; check the airline’s dates for the intended trip. Airport airlines.
Hy-Line’s year-round passenger ferry from Hyannis takes about one hour. Hy-Line. The Steamship Authority’s conventional ferry carries cars and takes about 2 hours 15 minutes. Steamship Authority.
’Sconset sits across the island from the Town ferry landings. Include the drive to the village at both ends of a Manhattan trip, especially around an early departure.
Understanding the property market
Define the ’Sconset area consistently before comparing sales. A village-core cottage, a larger inland parcel, and a coastal property differ in setting, scale, and potential obligations. An aggregate statistic can be useful only when its geography and property mix are clear.
For an individual house, compare documented condition, the usability of the plan, outdoor space, and the record of alterations. Recorded floor area may not fully explain how a cottage functions. Equally, a larger building should be evaluated for circulation and connection to the garden rather than size alone.
Coastal location needs precise investigation. Establish the parcel boundaries, access rights, current physical conditions, and any restrictions relevant to intended work. A historic map, a familiar path, or a view of the water should not be treated as a guarantee of continuing access or unchanging shoreline conditions.
Ownership costs
Budget the buyer’s 2% Land Bank fee. Qualified first-time buyers have a 2026 exemption on the first $1.4 million, subject to eligibility and occupancy requirements. Short-term-rental operators also need MassTaxConnect registration; applicable excise depends on the stay and locality.
