Halcyon is a 1980 condominium whose present public identity consists of approximately 103 north and south residences and one master observation on an approximately 11.11-acre through-island property. Its scale places it between the very low-density, large-apartment projects and the more compact oceanfront buildings of the South End.
That middle position is analytically useful. Halcyon gives an owner two waterfront relationships and substantial common property without the same residence-to-acre ratio as Palm Beach Hampton or The Enclave. It also exposes why unit count, site size and building position need to be shown together rather than reduced to an amenities list.
The property belongs beneath South Ocean Boulevard. The first comparable market remains north versus south, floor and line inside Halcyon.
The north and south components are the first division
County legal descriptions identify apartments by north or south building. Those positions should persist through title, sales and valuation. Floor and line then identify exposure, water orientation, privacy and relationship to arrival, landscape and common facilities.
The same unit number or plan in different components may not receive the same light, view or circulation. A lower apartment can compete on ground and landscape relationship while an upper apartment competes on water outlook and separation. Renovation and original-versus-combined configuration add further differences.
Area must remain a sourced observation. County, declaration, architectural and marketed figures may use different boundaries, and the choice becomes material when price per square foot is used across dissimilar plans. The building-area guide keeps the denominator visible.
External comparisons should enter only after the internal set is exhausted. Dorchester provides a nearby two-building oceanfront case, while Palm Beach Hampton and The Enclave provide larger ocean-to-lake sites. One hundred four PCNs are not 104 apartments
The Town layer reviewed by the Research Desk returns 104 Halcyon PCNs: approximately 103 north and south residential identities plus one master observation. No separately assessed cabana population appears in the present address-layer census.
That last finding should not be converted into a claim that Halcyon has no cabanas, storage, parking or assigned accessory rights. It means the current Town observations do not expose a separate cabana parcel class like the one found at The Reef or 2500 South Ocean Boulevard. The declaration and current association schedules govern any non-deeded assignment or limited common element.
The residential count is also dated. Unit combinations can preserve multiple legal identities while reducing the number of independently occupied homes. The original declaration, amendments, present association schedule and individual deed should reconcile legal units and physical residences.
Sales volume then becomes a third population. One instrument conveying two combined units is one candidate economic event. The data foundation keeps parcels, residences and transactions separate.
Through-island property expands the operating plant
The common property should be read from the declaration, surveys and current association materials. Ocean and Lake Worth edges can contain different access, shoreline, recreation and infrastructure. Roads, landscape, drainage, parking, pools and waterfront structures may sit on different maintenance and renewal cycles.
An apartment owner receives the appurtenant common interest and stated use rights, not an individually owned ocean-to-lake strip. The approximately 11.11-acre scale can support privacy and separation. It also makes the current allocation and funding of site work important. The acreage itself says nothing about reserve adequacy.
The 1980 construction date begins the capital inquiry
Halcyon's present condition should be established through structural and milestone reports, engineering, reserve study, budgets, insurance, assessments, minutes, permits and completed projects. The north and south buildings may share systems while retaining component-specific roofs, façades, terraces, elevators or exposure conditions.
The review should connect structure and concrete, envelope, roofs, windows and openings, balconies and waterproofing, vertical transportation, life safety, electrical and plumbing distribution, parking, recreation and waterfront site work. Each significant item should carry a date, responsible party, funding treatment and completion status.
The milestone and reserve guide distinguishes inspection from remediation and adopted funding from closed work. An assessment does not identify the physical scope by itself, and a permit does not establish financial completion.
The buyer should also understand whether expenses are uniform, based on percentage interests or allocated differently across components. A two-building site can contain a single association without making every cost identical.
Recorded histories need event grouping
Sample Halcyon property records contain genuine market purchases as well as quitclaims, trusts and ten-dollar instruments. They illustrate why an assessor feed cannot become a sales chart without legal qualification.
The transaction chronology retains every instrument but assigns index eligibility only after the parties, consideration, parcel bundle and sequence are understood. Several nominal deeds on or near one date can complete a single ownership reorganization. A genuine warranty sale years after an earlier sale is retained as repeat movement.
Each eligible sale should carry building position, floor, line, plan, physical configuration, area source, exposure and known condition. MLS data later adds asking history and marketed renovation. Public and association evidence remain necessary to understand the asset and common obligations.
