Mandarin Oriental Residences, West Palm Beach
Explore the proposed Mandarin Oriental Residences at 5400 North Flagler Drive, with Safdie architecture and an announced 2031 opening target in West Palm Beach.
The Roebling Research Desk · October 2026
Mandarin Oriental Residences, West Palm Beach is a proposed standalone residential development at 5400 North Flagler Drive. Announced in February 2026 by Mandarin Oriental and developer Great Gulf, the project combines architecture by Safdie Architects with interiors by Studio Munge and landscape design by ENEA. The brand's announcement anticipates an opening in 2031.
That timing places the project in a different decision category from an existing condominium. Buyers are considering a proposed home and service program over a multiyear horizon, rather than a finished apartment that can be experienced today.

The residential vision
The published program includes two- to four-bedroom homes, villas and a penthouse, with private elevator arrivals and broad terraces. Its North Flagler waterfront position places the Intracoastal at the center of the design concept. The project is on the mainland side of the waterway in West Palm Beach.
A buyer comparing the residence types should start with daily circulation. A villa with multiple levels, a typical apartment and a penthouse will differ in how bedrooms, outdoor areas and entertaining rooms connect. Review a dimensioned plan alongside the rendered interiors, and separate proposed furnishings from the finishes included in the eventual agreement.
Proposed outdoor and wellness spaces
The announcement describes both ground-level and rooftop pool settings, with fitness, spa and lounge areas and landscaped recreation space. A beach-inspired setting along the Intracoastal is part of the concept; it should not be mistaken for an Atlantic Ocean beachfront.
The standalone format is also significant. The residential brand does not make this an attached hotel, nor does it establish access to other Mandarin Oriental properties. Any services, benefits or reciprocal arrangements should be evaluated from their specific terms.
The purchase decision over time
Make the long horizon part of the comparison. Ask for the current development stage, deposit structure, outside completion provisions and specifications that will govern the proposed residence. Consider how a change in household needs or expected move date would affect the choice. An announced opening year is useful context, but it is not a promise of a closing date or a completed amenity package.
