The Roebling Research Desk · October 2026

The Ritz-Carlton Residences, West Palm Beach is a condominium development under construction on North Flagler Drive. The project by Related Group and BH Group pairs private homes with a branded residential service program and proposed spaces for fitness, relaxation and entertaining. Groundbreaking was announced in February 2026.

This is the West Palm Beach project, distinct from the Ritz-Carlton residential properties on Singer Island and in Palm Beach Gardens. Its setting is along Flagler Drive facing the Intracoastal; it is not an oceanfront building.

Offering limitation for New York residents. The project website's legal notice, read October 14, 2026, states that the offering is not directed to any person or entity in New York and that eligibility to purchase depends on the buyer's state of residence. Confirm the current position with the developer before relying on any New York purchase.

Homes and the service concept

The project markets contemporary apartments with broad glazing, water-oriented outlooks and custom interior finishes. Its residential service proposition includes concierge, valet and a dedicated residential team. For a buyer, the question is how those services fit the way the apartment will actually be used.

If the home will be occupied seasonally, ask how arrivals, deliveries and periods away will be handled. If it will be a primary residence, compare the apartment's storage, working space and kitchen layout with daily needs. Brand recognition alone does not describe the practical differences between individual plans.

Proposed amenities

Published materials include a pool deck, fitness and wellness facilities, spa spaces and indoor and outdoor lounges. Marketing also refers to beach-club membership. These features should be evaluated as parts of the proposed program, with the agreement for any off-site benefit reviewed separately.

A useful tour or presentation should explain who operates each service, how guests are admitted, and which charges sit outside regular condominium expenses. That discussion is especially valuable where hospitality language encompasses both included services and optional arrangements.

What to know before buying

Understand the brand agreement and access rights. The project expressly states that Marriott does not own, develop or sell the residences; the developer uses the Ritz-Carlton name under license. Ask how branding, management, membership benefits and related costs are addressed in the offering documents. Do not infer hotel privileges or permanent beach access from the name.

Confirm which street number, 1745 or 1717, the condominium documents use. A sales gallery on Palm Beach island is separate from the development site.
