The Bristol

Explore The Bristol at 1100 South Flagler Drive: large flow-through plans, private elevator arrivals, service access, garages and guest-suite purchase considerations.

The Roebling Research Desk · October 2026

The Bristol brings unusually expansive apartments to West Palm Beach's Intracoastal waterfront. At 1100 South Flagler Drive, its curved glass facade and deep balconies face toward the water and Palm Beach island. The architecture gives the building a recognizable silhouette; inside, its defining features are substantial living spaces, private elevator arrivals and east-to-west plans.

The established condominium is particularly useful for buyers comparing an apartment with the space and hosting capacity of a house. The meaningful differences between homes include the distribution of rooms, later alterations and the accessory interests offered with a resale.

Detail Published information
Home sizes / plans Original advertised examples on floors 5–17: A plans at 4,358 square feet and D plans at 4,758, each offered with three or four bedrooms. These historical plan figures are not a full range or verified as-built measurements; the retained research does not establish their interior-versus-total measurement basis.
Signature amenities Original program includes concierge, landscaped terraces, private dining, fitness/spa, lap pool and beauty suite. Private garages and separately offered guest suites are not automatic inclusions with every resale.

To confirm for a purchase: property-specific association charges. An unstated amount does not mean that no charge applies.

Architecture and residences

SCB's design takes its inspiration from a yacht and its wake. Curving balconies shade the glass and extend living spaces outdoors. The architect describes principal living rooms and primary suites oriented east toward the water, with the apartments continuing through to the city side of the building.

Original residence materials distinguish the private passenger elevators from service elevators used for deliveries and staff. That separation is relevant to everyday life in an apartment of this scale. Consider how grocery deliveries reach the kitchen, whether a catered gathering can be prepared without crossing the main entertaining space and how visitors move from the arrival foyer to guest rooms.

The original finish program included a choice of stone or wood flooring and kitchens designed for substantial use, with multiple ovens and dishwashers. A resale may retain those selections or have undergone a complete redesign. Inspect the actual systems and finishes rather than treating the original specifications as a description of the apartment today.

Reading the original plan families

The published floor-plan schedule shows why bedroom count alone is an incomplete comparison. On floors 5 through 17, the original A plan was offered in three- and four-bedroom configurations at the same advertised area of 4,358 square feet. The D plan likewise offered three- and four-bedroom alternatives at 4,758 square feet. Upper floors and penthouses introduce further variations.

These historical plans illustrate how similar overall footprints can allocate space differently. One arrangement may preserve a larger sitting area, study or guest suite; another may emphasize bedroom count. Ask for the current measured plan and approved alteration history before deciding that a marketed four-bedroom apartment will serve you better than a three-bedroom alternative.

Visit both exposures. The width of the water-facing living room, terrace depth, afternoon light and bedroom placement will influence daily use more than an aggregate area figure. Measurements in original marketing materials also need to be distinguished from the area conveyed under the condominium documents.

Services and shared spaces

The published program combines an attended lobby and concierge with gardens, dining and wellness facilities. EDSA designed the landscaped terraces. The private dining room offers a separate setting for a meal prepared by an owner's chef, while fitness and spa areas provide spaces for exercise and appointments outside the home.

The amenities span more than one level, with a lap pool, indoor and outdoor spa spaces, and a beauty suite among the advertised facilities. During a tour, review the route between the apartment and the spaces you expect to use most. Current staffing, reservation arrangements and the operating budget explain how that original program functions today.

What to know if you are buying

Treat garages and guest accommodations as distinct parts of the transaction. SCB identifies private two- and three-car garages in the original building design, and the original project website offered guest suites for separate purchase. Neither description establishes what accompanies a particular resale.

Obtain a schedule identifying the apartment, parking or garage interests, guest accommodation and storage being offered. Ask the closing team to establish how each is held and transferred, whether separate charges apply and whether any association consent is required. A seller's use of an accessory space and the legal right conveyed with it should be reconciled before comparing purchase packages.
