South Flagler House
Explore South Flagler House at 1355 South Flagler Drive, a Related Ross condominium development with RAMSA architecture and a substantial private amenity program.
The Roebling Research Desk · October 2026
South Flagler House takes a classically composed approach to new condominium living on West Palm Beach's waterfront. At 1355 South Flagler Drive, the Related Ross development pairs two towers with architecture by Robert A.M. Stern Architects and interiors by Pembrooke & Ives. Its stepped massing, balconies and terraces give the project a different architectural language from the glass towers elsewhere along Flagler.
The project is under construction. Published residential and amenity descriptions explain the intended experience; they should be read alongside the current plans and purchase documents.

Architecture at the apartment scale
The exterior composition uses setbacks, projecting bays and terraces to break down the towers' mass. Inside, the marketed program ranges from multibedroom apartments to penthouses, with guest accommodations also included in the wider offering.
For a buyer, the relationship between the two towers matters. Examine the proposed view from the selected floor and exposure, including the adjacent tower and lower-level roofs. A floor plan can establish room dimensions, but it cannot fully communicate the privacy of a terrace or the outlook from a seated position.
Compare arrival and service circulation as carefully as the main rooms. If the apartment will host extended visits, think through how guests move between their rooms, shared spaces and the home's outdoor areas.
The proposed amenity program
South Flagler House markets an extensive private amenity collection, including a waterfront pool, fitness and spa spaces, dining rooms and recreational areas. Its appeal includes the possibility of using the building for exercise, entertaining and relaxation beyond the apartment's own footprint.
The useful comparison is the set of spaces you will actually use. Ask how reservations, staffing and guest access are intended to work, and which services appear in the proposed operating budget. A large advertised amenity area does not establish the operating arrangements for each room.
A purchase consideration
Separate apartment delivery from the delivery of shared facilities. Obtain the current construction schedule and the contract's provisions for completion, access and any phased opening. Where guest suites or accessory spaces are important, establish whether they are purchased interests, shared amenities or separately charged accommodations. These distinctions can materially affect how the home works during its first season.
