The Berkeley
Explore The Berkeley on Clear Lake in West Palm Beach, with flow-through layouts, flex rooms, east and west terraces and separate family and rooftop pool areas.
The Roebling Research Desk · October 2026
The Berkeley brings new condominium construction to Clear Lake, on the western side of downtown West Palm Beach. At 550 South Australian Avenue, the Al Adelson development combines Arquitectonica's tower design with homes organized around generous terraces and flexible interior space. Its waterfront identity is specifically tied to the lake; it occupies a different setting from the Intracoastal addresses along Flagler Drive.
Published reporting places the start of site work in December 2024, with earthwork under way by July 2025. A July 2026 developer announcement described construction as officially under way, and later reporting says vertical construction has started. Reporting cites a 2029 completion target; earlier published schedules cited 2027. The published residence and amenity program describes the intended completed building, with occupancy still ahead.

Homes designed around two exposures
The Berkeley's marketed plans include east and west terraces, private elevator vestibules and a flex room within each residence. The flex room is a meaningful part of the comparison: it may provide a separate working area or library while keeping the main living room available for everyday use. Its suitability for sleeping accommodation depends on the actual plan and approved designation.
The proposed finish program includes European white oak floors, Snaidero cabinetry, Sub-Zero and Wolf appliances, and Waterworks fixtures. A butler's pantry forms part of the published arrival and service arrangement. Buyers who entertain should trace the route between pantry, kitchen, dining room and terrace rather than comparing overall square footage alone.
Lake exposure varies. The current residence page describes unobstructed Clear Lake views in select homes, while the developer's construction announcement highlights broader eastern water outlooks from higher levels. These are different view propositions. Review the actual floor and orientation to understand whether the primary benefit is a close lake outlook, a city panorama or a more distant view toward the Intracoastal.
Three levels of shared space
The amenity plan has a useful division of functions. Ground-level spaces include arrival services, a social lounge, coworking and a covered dog area. The seventh-floor program brings together a family pool, splash pad, summer kitchen, fitness and spa facilities, a golf simulator and an outdoor event lawn. The rooftop is planned around an adult pool, lounge and private dining space with a chef's kitchen.
This separation could accommodate different activities at the same time. For a household hosting visitors, the practical review is how guests move between those levels, which spaces require reservations and which activities are covered by the regular operating budget.
The purchase detail to focus on
Choose the plan for the way its two sides function. Place furniture on both terrace plans, identify the rooms that receive afternoon light and test the flex room against its intended use. Then review the finish schedule and construction milestones attached to the contract. A purchase here involves a home still being built, so a projected delivery year should not substitute for the agreement's completion terms.
Buildings to compare
- The Bristol is an established Al Adelson project with large flow-through homes on the Intracoastal.
- La Clara offers a useful comparison for outdoor living and a South Flagler setting.
- Mr. C Residences adds a hotel and private-club component to the downtown condominium comparison.
