Mr. C Residences West Palm Beach

Explore Mr. C Residences West Palm Beach at 320 Lakeview Avenue, including its private homes, residential pool, hotel facilities and a separate rooftop private members lounge.

The Roebling Research Desk · October 2026

Mr. C Residences West Palm Beach combines private condominiums, a hotel and a rooftop private members lounge at 320 Lakeview Avenue. The project is under construction, with architecture by Arquitectonica, interiors by Meyer Davis and landscape design by Landscape Design Workshop. Its appeal centers on a downtown home connected to a wider hospitality and social program.

The components serve different purposes. A buyer comparing Mr. C with a purely residential building should understand the apartment, its residential amenities and any hotel or lounge-membership arrangements separately before considering them as one package.

A home within a hospitality development

The official residential program includes a dedicated porte-cochère, a residential lobby and private high-speed elevators. An above-ground parking structure, package facilities and landscaped arrival areas support that sequence. These are useful details because they allow a buyer to examine how the private residential arrival relates to the hotel's circulation.

Published apartment specifications include open plans, floor-to-ceiling glazing, ten-foot ceilings, Italian kitchen cabinetry, terrazzo countertops, porcelain floors and Wolf and Sub-Zero appliances. Private terraces are part of the offering, with the precise outdoor area and exposure established by the selected plan. Review storage, working space and bedroom separation alongside finishes, especially if the apartment will be occupied for extended periods.

A plan showing residential, hotel and service routes together is particularly useful. It can explain where residents encounter hotel guests, how deliveries reach the building and whether the path to a favorite facility passes through public-facing areas. These questions concern the practical use of this particular mixed-use design.

Residential amenities, hotel facilities and the members lounge

The residential amenity program includes a private pool, cabanas, a library and business lounge, fitness and movement studios, spa facilities, an outdoor cinema and children's play space. These give residents places to work, exercise and host visitors beyond their own apartments.

The published dining program separately identifies Bellini Café, Bellini Restaurant, in-residence dining and catering, a rooftop hotel pool and bar, and Bellini Rooftop as a private members lounge. The rooftop hotel pool and the residents' pool are distinct facilities in the marketing. Treating both simply as “the pool” would obscure an important difference in intended use and access.

For a buyer who expects to entertain often, the advantage may be the variety of possible settings. Someone seeking a quieter routine may place more weight on the residential lobby and dedicated amenities. The right comparison depends on how these spaces will be operated and which ones the owner expects to use.

Services and ownership rights

The marketed service program includes concierge, valet, housekeeping, butler services and poolside food and beverage. Identify which services are included in regular charges and which are available at additional cost. The proposed budget and service agreements should explain that distinction more clearly than a general hospitality description.

The project's legal notice identifies Lakeview Hospitality Investments, LLC as the developer and states that its use of Mr. C names and marks is licensed. The development entity and the hospitality brand are separate. Ask how brand licensing, management and any lounge membership agreement address duration, changes and ongoing charges.

Condominium ownership does not by itself establish hotel rental rights. If a seller or presentation refers to a resort residence, rental opportunity or membership benefit, obtain the documents specific to that home. Confirm permitted occupancy, any optional rental program, guest privileges and transfer terms rather than applying one arrangement to every apartment.

Construction and timing

The landscape architect reported completed foundations and emerging lower floors in May 2026; August reporting documented further vertical progress. The developer's project page lists an expected completion of 2026, and the Mr. C brand's residence listing gives winter 2027. Published reporting in August 2026 gave 2027 and described the concrete frame at about the 16th of 27 floors. None of these is a contractual completion date. Obtain the current written schedule and distinguish apartment closing from the opening of dining, hotel and lounge facilities when planning the first season of use.
