The Patrician Palm Beach

A property-led guide to The Patrician, the 1971 oceanfront condominium whose 213 residential identities form one of the largest conventional building markets in Palm Beach.

The Patrician is the large-population control in the Palm Beach building library. The current Town record exposes 213 residential condominium identities and one common-property observation at 3450 South Ocean Boulevard. That is not a duplicated address mistake. It is evidence of a substantial conventional condominium whose market behaves differently from the boutique and low-density buildings often given disproportionate attention.

Built in 1971 on an approximately 4.78-acre oceanfront property, The Patrician combines direct Atlantic position with a relatively large ownership population. The scale can produce more transaction evidence and a broader range of apartment conditions than a 30- or 50-residence association. It also makes a building-wide average tempting—and often misleading.

The property belongs beneath South Ocean Boulevard. Its useful record is apartment- and line-specific even when the sample is large enough to publish building statistics.

The public count should not be “deduplicated” away

All 213 residential PCNs require validation against the declaration and current schedule, but their shared street address is not grounds for deleting them. Condominium apartments are separately assessed legal interests by design. A data-cleaning process that keeps one row per street address would erase almost the entire building.

The correct process resolves the master and common observations, assigns every residential parcel to its legal unit and then tests for combinations, canceled units and address aliases. The resulting legal-unit population can differ from the number of independently occupied residences. Both should be dated and preserved.

The distinction also applies to transactions. A deed that conveys two combined units can touch two PCNs while representing one residence and one economic event. Conversely, two apartments at the same address sold to unrelated buyers are two events. Identity resolution, not address deduplication, decides which is which.

The Patrician therefore provides a useful quality-control case for the wider Roebling Index. If the pipeline cannot preserve more than 200 legitimate residential interests at one address while suppressing common parcels and bundled deeds, it cannot produce a reliable Palm Beach building series.

A large population creates several internal markets

Floor, line, orientation, view, plan, terrace and condition should remain visible in every comparison. Direct ocean exposure, oblique water, lower landscape relationship and western outlook do not compete identically even when the apartments share an association and construction year.

The larger residence count can supply same-line and same-plan resales across more market periods. That is an analytical advantage. It does not authorize averaging unlike positions. A renovated direct-water apartment can move differently from an original-condition unit whose value is dominated by interior work and current building obligations.

Area fields require source control. County, declaration, architectural and marketed figures may use different boundaries or reflect a later combination. The building-area guide preserves those observations before price per square foot is calculated.

External comparables should enter after the building's own lines and plans are exhausted. La Bonne Vie and other mature oceanfront condominiums can supply context, but differences in density, age, site, service, capital work and apartment position require adjustment.

Recorded consideration is not automatically a sale price

The Patrician's County chains include conventional warranty deeds, nominal transfers, quitclaims, trusts, estates and other title events. A recent property card can display a low or nominal amount next to a legal apartment without indicating an open-market acquisition. That amount must not enter the sales index merely because it is numeric and recent.

Every event should retain instrument type, parties, consideration, prior and subsequent instruments, parcels conveyed and an eligibility reason. A warranty deed for ten dollars can still be a family or trust transfer. A higher consideration can still be non-arm's-length, bundled or affected by unusual rights. Recorded evidence initiates qualification; it does not complete it.

Genuine repeat sales years apart remain valuable. With a large unit population, The Patrician can support building and line histories extending across several cycles. Close-in-time documents should be grouped before they are described as repeat movement. Storage, parking, common or other nonresidential interests remain outside the apartment index unless they form part of a documented purchase bundle.

MLS evidence will later add listing exposure, condition and ask changes. Public records retain legal identity and instrument chronology. Neither source should be asked to perform the other's job.

The association's age must be translated into current evidence

The 1971 construction date places The Patrician within Palm Beach's early conventional condominium generation. It does not establish that systems are original, replaced or deficient. Current condition belongs to the building's engineering, inspection, permit, reserve, insurance and project record.

The inquiry should connect structure and concrete, exterior envelope, roof, windows and openings, balconies and waterproofing, vertical transportation, electrical and plumbing distribution, life safety, parking, recreation and coastal property. A large building can carry several overlapping project cycles whose funding and completion should be shown separately.

The milestone, reserve and assessment guide distinguishes a statutory inspection deadline, an engineer's finding, an association response, adopted funding, collected funds and completed work. A statement that the building “passed” or “completed restoration” is insufficient without the date and scope.

Scale also affects financial interpretation. A large owner base can distribute a project broadly, while the total plant can be correspondingly substantial. The current budget, reserve schedule, assessment allocation and insurance evidence establish the actual burden.

Direct oceanfront does not make every unit an ocean comparable

The condominium owns and manages its common oceanfront property under the declaration. An individual apartment receives the defined common interest and whatever unit-specific or limited-common rights the documents state. It does not receive an individually owned beach parcel.

Apartment exposure remains a valuation field. A direct ocean line and a western or oblique line may share the same association beach access without sharing the same view, light or privacy. Lower floors can trade on landscape and accessibility while experiencing different exposure conditions.

What to know if you're buying

Reconcile the exact legal unit, original plan, current configuration, floor, line, area and alteration record. Confirm any combination and every interest conveyed with the apartment.

Review the current declaration, financials, reserves, insurance, structural and milestone materials, assessments, minutes, litigation and renovation rules. Build the comparable set from the same line and plan before using a building average. Read every low-consideration or close-in-time deed in its title context.

The Patrician offers the liquidity and evidence depth of a large Palm Beach condominium market. That evidence becomes useful only after the apartments and transactions are classified correctly.

What to know if you're selling

Position the apartment within its actual internal market. Document exposure, plan, sourced area, renovations and approvals, and distinguish the residence from unlike sales elsewhere in the building.

Supply an organized current association and capital record. A large volume of public deeds gives buyers abundant reference points; rigorous qualification prevents nominal transfers and original-condition apartments from defining the offering.
