Water Club North Palm Beach

Explore Water Club North Palm Beach: three condominium towers, 20 villas, Intracoastal views and a waterfront amenity setting with distinct residence types.

The Roebling Research Desk · October 2026

Water Club is an Intracoastal condominium community in the Village of North Palm Beach, combining three residential towers with 20 villas. The choice is broader than a preferred floor or view: buyers can compare the original north and south towers, the later Encore tower, and homes with their own multilevel layouts and garages.

The Kolter development occupies a mainland waterfront setting, with outlooks across the Intracoastal toward the barrier island and Atlantic beyond. Its location is within North Palm Beach, a separate municipality from Palm Beach Gardens and the Town of Palm Beach.

Understanding the three towers

The street number is the first useful reference when reading a listing or arranging a tour. County records identify original tower homes with north and south suffixes in their legal descriptions, while the third tower has its own condominium association.

Component Address What distinguishes it
Original north tower 1 Water Club Way County unit descriptions use an “N” suffix within Water Club North Palm Beach Condominium.
Original south tower 2 Water Club Way County unit descriptions use an “S” suffix within the same named condominium.
Encore, the third tower 3 Water Club Way A later, 30-residence building marketed with two homes per residential floor and separately identified as Water Club 3.

The original towers date to 2016 in sampled County building records. Encore followed in 2020, with private elevator lobbies and broad terraces forming part of its original presentation. A historical Kolter project listing identifies Encore as the third and final tower.

Private elevator arrival, glazing and outdoor space are central to the tower experience. The actual arrangement still varies by apartment. Compare how the main rooms face the water, how bedrooms are separated and whether a terrace serves living areas, bedrooms or both. Tower identity and floor-plan orientation should be established before comparing advertised area.

The villas are condominium homes too

The current management website describes 20 villas in two- or three-story configurations with elevators, private garages and driveways. This format offers a different arrival and a stronger separation between levels than a typical tower apartment.

A County record for a Water Club Court residence identifies it as “Villa 17” within Water Club North Palm Beach Condominium. Its individual driveway and garage therefore do not make it a detached fee-simple house. For a buyer moving from a house, the useful comparison is how the home functions: the route from garage to kitchen, the bedroom levels and the relationship between indoor and outdoor space.

Pools, gathering spaces and water access

Management lists resort and fitness pools, a spa, sun decks, fitness facilities and a club room. Fire-pit areas and a dog park extend activity into the grounds. Day docks and a small-craft dock for kayaks and canoes connect the community to the waterway.

These facilities serve different purposes. A day dock supports a different boating routine from a permanently assigned berth, while a small-craft launch has its own practical requirements. The waterfront setting is best understood by walking the routes between the residence, recreation areas and dock, rather than judging it solely from an elevated view.

Building and community obligations

Florida’s corporate registry separately names Water Club North Palm Beach Condominium Association, Water Club 3 North Palm Beach Condominium Association and Water Club North Palm Beach Master Association. County records also identify a master-association common-area parcel.

Those distinctions explain why a single development name is insufficient for reviewing a purchase. The applicable declarations and shared-use agreements establish which facilities, maintenance obligations and expenses belong to each component. Corporate names alone do not establish equal access or identical costs for every residence.

Buildings to compare

  • Lake Point Tower provides an established tower-and-lanai comparison within Old Port Cove’s marina surroundings.
  • Azure offers lower-rise buildings and landscaped grounds in Palm Beach Gardens.
  • Nautilus 220 offers newer towers with a more active mixed-use base and dining in Lake Park.

What to know if you are buying

Build the comparison around the exact tower or villa and its governing documents. Request the applicable condominium package, master obligations and current amenity-use information together. Then evaluate the home’s plan and outlook against another residence of the same type before broadening the comparison across Water Club.
