BallenIsles Community Guide

Explore BallenIsles in Palm Beach Gardens, with 33 residential neighborhoods, three golf courses, coach and estate homes, and distinct equity membership categories.

The Roebling Research Desk · October 2026

BallenIsles brings together 33 residential neighborhoods and three golf courses in Palm Beach Gardens. Its scale supports a substantial club program, but the housing itself is organized into smaller enclaves with different plans, settings and architectural character. A coach home and a custom estate can share access to the same broader community while presenting very different ownership decisions.

The golf history predates much of the residential development. Understanding that sequence helps distinguish the age of the club from the age and condition of an individual house.

From PGA headquarters to residential community

The property's golf origins lie in John D. MacArthur's collaboration with the PGA of America and architects Dick Wilson and Joe Lee during the 1960s. Under the earlier PGA National name, the site hosted the 1971 PGA Championship, won by Jack Nicklaus. It became JDM Country Club in 1973 and took the BallenIsles name following a sale in 1988, when plans for a residential club community emerged.

That history belongs to this property. It should not be confused with the separate present-day PGA National resort and residential development elsewhere in Palm Beach Gardens.

Houses with different neighborhood identities

The community association identifies an island colonial character at Arbor Chase and Sabal Pointe. Custom-home neighborhoods include the Estates of St. George and St. James, while Grand Key is a particularly small enclave of 12 homes. Palm Bay Club provides a different format: coach residences with two-car garages and private elevators serving upper-floor homes.

Those differences affect more than appearance. A courtyard arrangement may separate guest accommodation from the main living rooms; an upper-floor coach home raises different access and maintenance questions from a detached house. Tour the actual plan and establish the responsibilities of the neighborhood association before comparing annual costs.

At the estate end, the county records 42 St. Thomas Drive with 6,440 square feet under air and a 1997 construction date. This is one property-specific example, not the size of a typical BallenIsles home. Renovation history and the division between enclosed space, garages and outdoor rooms remain important in any comparison.

Three courses and a substantial sports program

The courses have continued to change. Rees Jones's South Course redesign reopened in 2020, and Nicklaus Design's East Course renovation was unveiled in January 2023. The practice facilities include the '71 Learning Center and dedicated long- and short-game areas. The Sports & Lifestyle Complex adds fitness, spa, racquet sports and swimming, with dining distributed across several venues.

For residents, the relevant question is how these facilities fit into a normal week. Distance from a particular neighborhood to the clubhouse, courts or fitness center can matter as much as its view across a fairway.

Membership and costs

Homeownership is required for club membership, and membership is mandatory within the residential community. The club lists Full Golf, Sports, Racquets and limited Social/Fitness categories. These are not equivalent packages: the published Sports category, for example, restricts winter golf to afternoon play while allowing broader access during the warmer months.

Confirm the category available with the house, any upgrade conditions and the current joining schedule. Compare neighborhood and master association charges separately from club initiation, annual dues and capital assessments. A seller's listing should be reconciled with the current association and club documents.

Useful comparisons

Frenchman's Reserve offers a smaller residential club around one Palmer course. Old Marsh and Old Palm provide estate-oriented comparisons. See the broader Palm Beach Gardens guide.
