Frenchman's Reserve Community Guide

Explore Frenchman’s Reserve in Palm Beach Gardens: Mediterranean Revival homes, an Arnold Palmer course and the distinction between golf and social-sport equity memberships.

The Roebling Research Desk · October 2026

Frenchman's Reserve is a private residential club community in Palm Beach Gardens with Mediterranean Revival architecture and an Arnold Palmer Signature golf course. Its housing spans coach homes, detached residences and larger custom properties. The result is a more varied choice of home size and maintenance responsibility than the estate appearance of the entrance might suggest.

Club membership forms part of ownership here. The distinction between full golf and social-sport equity matters as much as the floor plan when comparing available homes.

Development and residential character

Toll Brothers developed Frenchman's Reserve with an architectural program rooted in Mediterranean Revival. Its original 2001 brochure also applied that language to the Grande Clubhouse, connecting the residential streets and common buildings through a shared design vocabulary. This is an early-2000s development lineage, rather than a surviving 1920s Mizner neighborhood.

The club describes 341 single-family homes, 56 coach homes and 50 custom homes. Its published size range extends from approximately 2,450 to 11,000 square feet; that broad marketing range is not a substitute for a measured plan or the county's distinction between living and total building area.

For a concrete detached-home example, the county records 468 Savoie Drive as a six-bedroom, two-story house built in 2006, with 5,590 square feet under air. It illustrates the scale available within the community without establishing a typical home or a minimum size.

The choice between a coach home and a detached property also changes the questions to ask. For a coach residence, establish the unit's access arrangement and the association's exterior responsibilities. For a larger house, examine how the bedrooms, pool area and guest spaces connect, and how much of the reported area is garage, porch or other non-living space.

Golf and the wider club

The Palmer course is the organizing landscape. Tennis, pickleball, swimming, fitness and spa facilities broaden the daily routine, while dining ranges from the Grande Clubhouse to the more casual Parc venue. The CORE Club adds programming for children.

Those facilities make Frenchman's Reserve relevant to households with different interests, but the membership category still controls actual privileges. Someone who wants regular golf should resolve that requirement before treating two homes as interchangeable. Someone primarily interested in racquets and fitness should examine the social-sport rules with equal care.

Membership and ownership costs

Frenchman's Reserve is a member-owned equity club. Both full golf and social-sport categories are offered, but the club states that social-sport equity is available only when purchasing a home that already carries that category. It should not be assumed that any house can be purchased with whichever membership a buyer prefers.

The household budget combines association charges with club contributions, annual dues and capital obligations. Request a current schedule tied to the particular property and intended category. An initiation amount alone does not describe the recurring cost, and the seller's existing payments may differ from a new purchaser's.

For a resale, identify which renovations belong to the house and which belong to the club. A modernized kitchen or refreshed exterior can improve the residential experience; it does not establish the remaining life of the roof, windows, mechanical systems or shared infrastructure.

Useful comparisons

Frenchman's Creek offers another established Gardens club setting. BallenIsles provides a larger collection of neighborhoods and three courses, while Old Palm is useful for an estate-focused comparison. Explore the wider Palm Beach Gardens guide.
