North Palm Beach Real Estate
Incorporated in 1956, North Palm Beach was planned around roads, sewers and dredged canals before much of its housing was built. That framework still distinguishes its waterfront cul-de-sacs, inland streets and apartment buildings. The village is a separate municipality from Palm Beach.
On the water, compare the house’s frontage and outdoor rooms with the route from its dock to the water you intend to use. Inland, the garden and the relationship to neighboring houses become the stronger points of comparison.

History and architecture
The Village's planning history describes a deliberate postwar development. Herbert and Richard Ross developed the community after acquiring land associated with John D. MacArthur. Roads, sewers and dredged canals preceded much of the housing, and incorporation followed in 1956.
That sequence matters because the landscape was organized before individual houses took their present form. The canal edge, street frontage and parcel shape can remain constant while buildings are renovated or replaced. A recent residence may therefore occupy the same basic site framework as a much earlier house nearby.
The architecture should be read through that framework. Lower buildings can preserve a direct connection between living rooms and ground-level outdoor space. Larger replacements can add accommodation while changing the relationship between house, yard and neighboring water views.
Later condominium development added another form of ownership to the village. Here the relevant unit is both the apartment and the building. The original circulation, elevator position, balcony depth and orientation can be more difficult to change than cabinetry or flooring. A useful architectural comparison starts with those lasting features.
North Palm Beach's public country club is part of its municipal history and physical landscape. Its presence is a locational fact; access terms, fees and any claim attached to a particular property require their own current confirmation.
A village with several waterfront relationships
North Palm Beach should be read through its village plan and the specific position of a property within it. Anchorage Drive, Lakeside Drive, and Prosperity Farms Road provide useful reference points, while US 1 serves a different circulation function. The Village's facilities include Anchorage Park, Lakeside Park, and the Country Club complex.
A waterfront search needs an additional distinction among direct frontage, canal access, a broader water outlook, and an inland property near public open space. Trace the actual route from a represented dock to the water intended for use, and establish what structures and rights accompany the parcel. A garden overlooking water and a boat-access property are not synonymous.
The physical form of ownership matters just as much. In a detached house, assess the lot's usable ground, the position of the pool or terrace, and the route between garage, kitchen, and outdoor rooms. In a condominium, the unit's orientation, parking, common areas, and association documents become part of the same analysis. Two properties can offer similar water views while carrying very different maintenance and capital obligations.
Corridors worth knowing
North Palm Beach’s residential waterfront is easier to understand through its park-side roads than through US 1. Lakeside Drive and Anchorage Drive reveal two distinct relationships between houses, public open space and the waterways.
Lakeside Drive
Stretch: Lakeside Drive from Anchorage Drive North to Atlantic Road, including the Lakeside Park frontage at 805 Lakeside Drive.
Lakeside Drive, from Anchorage Drive North toward Atlantic Road, brings the Village’s residential scale to the edge of Lake Worth Lagoon. Lakeside Park at 805 Lakeside Drive is the public landmark; the surrounding houses and their individual lots form a different part of the story. A park-facing or nearby address should not be confused with a privately owned waterfront parcel. The road’s value as a search corridor is that it makes these relationships visible within a compact area. Sellers benefit from identifying the exact outlook and site arrangement, rather than relying on the broader North Palm Beach waterfront label.
Anchorage Drive: Anchorage Park
Stretch: The residential frontage around Anchorage Park at 603 Anchorage Drive; exclude unrelated branches unless mapped separately.
Anchorage Drive around Anchorage Park offers another way to read the Village’s waterside neighborhoods. The park at 603 Anchorage Drive gives the corridor a fixed center, with residential streets and individual home sites extending around it. The useful distinction is between a home’s own water relationship and its proximity to a public waterfront setting. Those are different attributes, even when two addresses are only a short distance apart. A buyer comparing houses here should look at the lot’s shape, the orientation of outdoor rooms and the route between the driveway and the surrounding streets.
Schools: one local example and the assignment process
The Conservatory School at North Palm Beach is a public school at 401 Anchorage Drive. NCES identifies its span as prekindergarten through eighth grade, while the district groups it with its K–8 schools. That structure is different from assuming a separate elementary and middle campus for every student.
North Palm Beach is within the School District of Palm Beach County. Confirm the actual address through the district's Find My School tool, then ask about the relevant grade, school year, and any program-specific application.
Travel to Manhattan
North Palm Beach’s canal streets feed into a larger road network before the airport leg. Test the run from the house, including the return during the usual arrival hour.
West Palm Beach’s DJT airport lists New York-area service; compare JFK, LaGuardia and Newark for the intended dates and final Manhattan address. Airport route directory.
The property market
Begin with housing type, then site. A canal-front house, an inland residence and a condominium should not be combined into an undifferentiated price comparison. Each category carries a different balance of private land, common expense and maintenance responsibility.
For boating property, describe the asset precisely. Owned frontage, dock condition, usable dimensions and the water route beyond the parcel require separate attention. A photograph of a boat does not establish what a future owner can accommodate or what approvals govern the installation.
For houses, evaluate whether the outdoor layout remains useful after accounting for the building, parking and water-edge structures. For condominiums, review current building information and the specific apartment's exposure. In either case, an asking price is incomplete without a clear account of upcoming work and ongoing costs.
The Roebling Team at Compass can select comparisons that share the relevant site and ownership characteristics, adding recorded-sale figures when a consistent village dataset is available.
Ownership costs
A canal house and a condominium carry different capital obligations. For the house, price seawall, dock and exterior upkeep; for a condominium, review the building’s milestone inspection, structural integrity reserve study and adopted repair assessments where applicable. Official guidance.
