Exposure is first: west-facing Hudson lines transact at a clear premium over city-facing lines on the same floor, and at this building the western elevation is also the architecturally distinctive one. Size is third — the large three-, four- and five-bedroom residences and the penthouse group draw a different buyer pool than the one- and two-bedrooms and do not track the same comparables.
