103 East 29th Street is a planned 19-story condominium of 48 or 49 residences on a 3,761-square-foot lot just east of Park Avenue South. The Department of Buildings issued the new-building permit on February 3, 2026. A post-approval amendment filed in July 2026, adding one unit and about 5,900 square feet, is still under review.

The site held the Hatfield House, a residential hotel that later operated as the Hotel Deauville and stood for nearly 120 years. Preservationists sought landmark designation; the Landmarks Preservation Commission declined in 2017. Demolition began in 2019 for a planned 19-story hotel by a prior owner. Impact Equities agreed to buy the site in 2024, dropped the hotel plan and switched to condominiums. The sale closed in February 2025, for $14.35 million per deal records. The project takes the original hotel's name.

The area between Park Avenue South and Lexington Avenue in the upper 20s has added several small condominiums recently, mostly conversions such as 117 East 29th Street on the same block. A 49-unit ground-up building is large for this block.

What's planned

Published reporting from May 2026 describes a contextual design with a fluted facade, an arched entrance, oversized windows and setbacks at the top floors. Plans call for no more than four residences per floor, with the upper levels given to two full-floor penthouses and one duplex. Planned amenities are a package room, a bike room, a lounge opening to a courtyard and a shared roof terrace. Renderings by the developer and Michael Muroff Architect are conceptual; finishes and the unit mix have not been published.

The program has grown since the site was bought. Reporting in August 2024 described about 40 units in 46,000 gross square feet, with about 36,000 square feet of sellable space. The permitted DOB filing shows 48 dwelling units in 58,817 square feet across 19 stories and 199 feet. The July 2026 amendment shows 49 units and 64,695 square feet. Its structured fields keep 19 stories, but its job description reads "new 22 story building." The story count is unresolved until the amendment is approved.

Dividing the 2024 sellable-area estimate by the current 49 units gives roughly 735 square feet per home. That figure mixes two versions of the plan and is only a rough indication; with full-floor penthouses at the top, typical floors will hold smaller one- and two-bedroom homes. The offering plan will give the real unit schedule.

Offering and pricing

No condominium offering plan for 103 East 29th Street appears in public reporting as of October 2026, and no pricing has been published. Before a plan is accepted the sponsor cannot sign contracts or take deposits.

The site cost works out to about $293,000 per planned residence ($14.35 million across 49 units), or about $244 per square foot of the 58,817 square feet permitted. That is land cost only and says nothing about pricing.

What to know if you’re buying

No reservations before the plan is accepted. A sponsor with an approved CPS-1 application may collect expressions of interest, but no reservations or deposits, binding or non-binding. An interest list does not hold a unit.

Watch the amendment. Unit count, floor area and possibly story count are still changing at DOB. The offering plan, once filed, sets the final unit schedule. Compare it with the approved DOB drawings.

Sponsor identity. Three entity names appear across the records: Impact Equities, Vinbaytel Developments LLC and 103 E29 SPE LLC. Ask the sponsor's attorney which entity signs the purchase agreement and stands behind the plan's warranties.

Deposits and closing costs. Sponsor deposits typically run 10% to 20%, held in escrow. In sponsor sales the buyer customarily pays the New York State and New York City transfer taxes, and the mansion tax applies from $1 million.

Closing on a temporary certificate of occupancy. New construction often closes on a temporary certificate of occupancy (TCO). Ask what the sponsor holds back until the final certificate issues.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
