110 Coffey Street is a six-story, 22-residence mixed-use building on a 12,500-square-foot corner lot at Van Brunt Street, Red Hook's main commercial street, on a block otherwise made up mostly of two- and three-story buildings per PLUTO. It reached the market in October 2026 with two-bedroom homes listed at $1.5 million to $2.0 million.

The city's records are split. The Department of Buildings new-building job is filed as 381 Van Brunt Street, PLUTO lists the lot as 379 Van Brunt Street, and marketing uses 110 Coffey Street. All three point to the same tax lot, block 587, lot 1.

Architecture and residences

The Department of Buildings new-building filing (job B00725872), first filed in May 2022, describes a mixed-use new building of six stories and 55 feet with 22 dwelling units, with Rise Architecture as applicant. Some later amendment filings show 17 or 11 units, and the job description itself still reads "5 story mixed use," so the unit count should be confirmed against the plan. Construction permits were first issued in December 2023, and a curb cut along Coffey Street was filed in December 2025 for the parking. PLUTO currently shows a 2024 five-story building of 11 units; that record lags construction.

Listing records describe two-bedroom homes of about 1,100 to 1,200 square feet with balconies or terraces. Unit 3C is listed at about 1,117 square feet with a 207-square-foot south-facing balcony. Unit 2B is listed at about 1,164 square feet.

Offering and pricing

Per the offering plan filed with the New York State Attorney General (plan CD250368), the plan was submitted November 4, 2025 and had not been accepted as of October 2026, so the sponsor cannot yet sign binding purchase contracts. Listings are live, but any reservation before acceptance is not binding. The submitted plan names DDG 379 VB LLC as sponsor and covers 34 units: 22 residences, two commercial units and ten parking spaces. The record shows no offering price and no amendments.

Asks in listing records, October 2026:

  • Unit 2D: $875,000 (unit size not published; the price sits well below the other listings and should be checked)
  • Unit 3C: two bedrooms, two baths, about 1,117 square feet, $1,495,000 (about $1,338 per square foot); common charges about $639 a month and taxes about $16,788 a year, per listing records
  • Unit 2B: two bedrooms, about 1,164 square feet, $1,650,000 (about $1,418 per square foot); common charges about $733 a month
  • Unit 3A: $1,995,000

On the two-bedrooms with published sizes, asks run about $1,340 to $1,420 per square foot.

What to know if you’re buying

Confirm the plan and the sponsor. Listing records give the file number and sponsor entity, but the Attorney General's acceptance and the contract party should be confirmed by your attorney. Contracts follow acceptance; closings follow effectiveness.

Buying before completion. Listing records give 2027 as the year built. Ask for the sponsor's estimated first-closing date and what the contract allows if construction runs late.

Flood exposure. Red Hook sits low along the harbor. Ask what the plan says about flood insurance, mechanical equipment placement and the building's elevation, and get a flood-insurance quote before you sign.

Commercial space. The building is filed as mixed-use. Read the declaration for how costs and votes are split between residential and commercial units.

Taxes and abatement. In sponsor sales the buyer customarily pays the New York State and New York City transfer taxes, and the mansion tax applies at $1 million and above. Listing records show projected taxes of about $16,788 a year on 3C; whether any abatement applies has not been disclosed, so confirm it in the plan's budget.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
