A Private Pricing Opinion — what your apartment at 49 Summit Street would likely sell for today, what it costs to sell, and what you’d walk away with — reviewed personally against condition, exposures, renovation quality, and the competition actually on the market.

About the building

49 Summit Street forms part of the nine-residence condominium spanning 49–53 Summit Street. Architect Douglas Pulaski's new-building filing for this portion received its final sign-off in August 2012. Three homes occupy the individual building, while the condominium's ownership and tax lots extend across the wider development. Separate parking lots form part of the association alongside the residential lots.

The homes include lower apartments with private gardens and upper duplexes with front and rear terraces. Large floor-to-ceiling windows bring light into open living and dining areas, and interior stairs connect the levels of the upper homes. Apartments have central air conditioning, washer/dryers and utility or storage space. The development's residential plans range from broad single-level layouts to larger multilevel configurations, with outdoor space attached to individual apartments.

Sales sourced from NYC Department of Finance recorded transfers (BBL 3-00352-7502) and verified listing data. Apartment-level facts (line, condition, asking-price context) curated and cross-verified by The Roebling Team research desk. Not all transactions cross-verify with ACRIS records — sponsor and LLC purchases sometimes record at stipulated values rather than market price; square footage from recorded condo declarations and offering plans.

What to know if you’re buying

The ownership group extends beyond the three homes at this entrance. Common expenses and voting operate within the nine-residence condominium, which also contains separately assessed parking lots. A parking space therefore needs its own ownership or use-right confirmation; it does not follow automatically from buying an apartment at this address. Building-specific maintenance allocations can also differ from association-wide expenses.

Comparable buildings

  • 75 Columbia Street — a nearby contemporary condominium with a similarly small residential inventory.
  • 145 President Street — a taller recent condominium in the same waterfront neighborhood.
  • The Govley — another small condominium for comparing modern layouts and common facilities.
  • 118 Union Street — a larger low-rise condominium development with a broader ownership group.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
