Considering a sale?

Own an apartment here? See what it would sell for.

A Private Pricing Opinion — what your apartment at The Pinnacle Condominium would likely sell for today, what it costs to sell, and what you’d walk away with — reviewed personally against condition, exposures, renovation quality, and the competition actually on the market.

The Pinnacle is a large Forest Hills condominium organized around private outdoor space and a residents’ club. Its projecting balconies and glazed corners give the brick tower a recognizable outline above Queens Boulevard. The shared facilities include an indoor pool and fitness center, with gardens and a walking track extending recreation outdoors.

The apartment mix reaches from studios to larger penthouse and duplex homes. Outdoor space extends through that range: balconies serve the repeated apartment floors, while some upper homes have multiple terraces. The building’s common rooms add places to exercise, work or gather outside the apartment itself.

Architecture and unit composition

The tower rises above a broad, three-story base and steps back as it reaches the upper levels. Pale brick, large corner windows and six-sided projecting balconies establish the façade’s rhythm. The balconies angle outward from the walls, and the bay windows bring glazing around the room corners.

At ground level, a circular driveway leads to the residential entrance. The lobby has a double-height glazed volume and polished stone finishes. Landscaped areas occupy portions of the property around the building, separating the entrance sequence from the boulevard frontage.

Studios, one-bedroom, two-bedroom and three-bedroom layouts occupy the residential floors. Penthouses and duplexes add different arrangements near the top. Some larger layouts have more than one outdoor area, with living and bedroom spaces opening toward different exposures.

Upper apartments can have views toward the Manhattan skyline or Flushing Meadows Corona Park. Corner layouts have windows facing more than one direction, while the depth and placement of a balcony affect the view from the room behind it. The upper setbacks create changes in terrace depth and apartment outline.

Interior renovations also vary across the inventory. The building’s original room arrangement and a later owner’s alterations both matter when comparing the usable layout of similarly sized apartments.

Building operations

The Pinnacle Club brings together the indoor pool, fitness equipment and spa facilities. Sauna and steam rooms supplement the pool, while separate game, screening and activity rooms accommodate other uses. The garden walkway provides outdoor circulation around planted areas.

Doorman and concierge services support the residential lobby. Valet parking is available in the enclosed garage, and the building offers storage rooms and temperature-controlled wine storage. These facilities involve separate spaces and operating arrangements; an apartment purchase should identify any parking or storage rights that are actually included in the transfer.

The property includes a medical and dental pavilion as well as the residential apartments. The commercial unit lots and residential unit lots receive separate tax assessments.

Policy framework

Leasing: Permitted — confirm the current approval process and minimum lease term with the managing agent.

Sales sourced from NYC Department of Finance recorded transfers (BBL 4-02264-7501) and verified listing data. Apartment-level facts (line, condition, asking-price context) curated and cross-verified by The Roebling Team research desk. Not all transactions cross-verify with ACRIS records — sponsor and LLC purchases sometimes record at stipulated values rather than market price; square footage from recorded condo declarations and offering plans.

For the full neighborhood — its buildings, character, and market — read The Roebling Team Guide to Forest Hills.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
