Own an apartment here? See what it would sell for.

A Private Pricing Opinion — what your apartment at 117 Kingsland Avenue would likely sell for today, what it costs to sell, and what you’d walk away with — reviewed personally against condition, exposures, renovation quality, and the competition actually on the market.

117 Kingsland Avenue is a ten-residence condominium with a broad mix of apartment configurations for a four-story building. Duplexes, compact one-bedrooms and larger homes with outdoor space share the address. Its common roof deck and rear garden provide outdoor access beyond the private spaces attached to particular apartments. Three deeded parking spaces form a separate ownership component.

Architecture and unit composition

The building dates to 2007, with condominium closings beginning in 2010. Much of its inventory consists of duplex layouts. Large windows and tall living spaces appear in the apartment mix, and exposures vary across the south, west and east sides.

Compact single-level apartments are commonly around 660 square feet. Larger homes extend to roughly 900–1,100 square feet, with some base-level duplexes larger still. Private terraces occur in selected apartments. Because the building is a walk-up, the upper duplexes combine a common stair approach with circulation inside the home.

Building operations

The shared roof deck has views across Brooklyn, Queens and Manhattan. Bicycle storage is available to residents, and a common rear garden adds a second outdoor setting. In-unit washer/dryers appear in the resale inventory.

The three parking spaces are separately owned. Parking does not automatically accompany a residential purchase, and the available inventory is much smaller than the apartment count. The largest residential owner holds one of the ten homes.

The building's original 421-a benefit has expired. Earlier ownership costs during the exemption period do not represent the current tax position; the DOF record places the benefit's final appearance on the 2026 roll.

Sales sourced from NYC Department of Finance recorded transfers (BBL 3-02829-7501) and verified listing data. Apartment-level facts (line, condition, asking-price context) curated and cross-verified by The Roebling Team research desk. Not all transactions cross-verify with ACRIS records — sponsor and LLC purchases sometimes record at stipulated values rather than market price; square footage from recorded condo declarations and offering plans.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
