1196 Metropolitan Avenue is a three-story East Williamsburg building whose six loft apartments and two commercial spaces were sold as condominiums under a plan accepted in 2023. Listing records describe it as the former home of Engine Company 206, a firehouse closed in the 1970s, later used as artist lofts with ceilings of about 16 feet and exposed brick. PLUTO dates the structure to 1960. We have not confirmed the firehouse history against city records.

It is sold through. ACRIS shows sponsor deeds on all six residences between June 2024 and October 2025, at $575,000 to $1,200,000, and on both commercial units in July 2025. Any purchase now is a resale.

Architecture and residences

The residential use predates the condominium. A Department of Buildings Alteration Type 1 job filed in 2010 converted the building from commercial occupancy to six dwelling units in residential occupancy group R-2, with no change to its three stories or 35-foot height. It was permitted in 2011, and the Department of Buildings issued a final certificate of occupancy under that job on September 8, 2016, for six dwelling units. The filing notes the M3-1 district and the Industrial Business Zone overlay.

PLUTO records a three-story building of about 10,590 square feet on a 50-by-100-foot lot: 6,603 square feet of residential space and 3,984 square feet still classed as factory space. The residences are numbered 1A through 1D and 2A and 2B. Listing records show studio and one-bedroom lofts on the first residential level and larger homes on the second, among them a one-bedroom of 1,164 square feet in 2B. One listing gives 1,703 square feet for 2A; that figure is not consistent with the other records and is unconfirmed. Listing records list air conditioning, dishwashers, a bike room, a shared laundry and private outdoor space for some homes. It is a walk-up.

Sales history

Per the offering plan filed with the New York State Attorney General (plan CD220261), the plan was submitted December 12, 2022, accepted September 12, 2023 and declared effective September 27, 2023, with 1196 Metropolitan Corp. as sponsor. The plan's construction field reads "rehab." It covers 12 units, six of them residential, at a total offering price of $17,500,410. The Attorney General's plan detail page returned an empty response when we checked in October 2026, so the amendments were not reviewed, and the database extract's count of one unit sold has not been updated since closings began.

Sponsor deeds recorded in ACRIS:

  • 1C: $1,100,000, deed dated June 10, 2024
  • 1D: $825,000, deed dated June 18, 2024
  • 2A: $1,200,000, deed dated October 10, 2024
  • 1A: $949,000, deed dated October 31, 2024
  • 2B: $999,034, deed dated January 10, 2025 (about $858 a square foot on the listed 1,164 square feet)
  • 1B: $575,000, deed dated October 22, 2025
  • C1 and C2: $609,122 each, deeds dated July 30, 2025

The eight deeds total $6,866,278, about 39% of the plan's $17,500,410. City records show eight condominium lots, and every one has a sponsor deed; the plan extract counts 12 units. Listing records also show a residence labeled 2L, a label that does not appear on any condominium lot. We could not reconcile the unit count or the price gap without the plan and its amendments; the $17,500,410 figure may include units that were never separately lotted, or plan prices well above what closed. Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.

What to know if you’re buying

Zoning and the certificate of occupancy. The lot is in an M3-1 manufacturing district, where new residential use is not generally permitted, and PLUTO still classes about 3,980 square feet of the building as factory space. The building has a final certificate of occupancy, issued September 8, 2016, for six dwelling units. Get a copy, confirm it covers the home you are buying, and ask your lender to review it early. How residential use was approved in an M3-1 district is not stated in the records we reviewed; ask sponsor or seller counsel.

Resale pricing. Sponsor prices ran from about $575,000 to $1.2 million, a wide band for six homes in one building. Compare any ask with the unit's own deed and its size.

Commercial owners. Two of the eight lots are commercial. Ask how common charges are split between residential and commercial units and what uses the declaration permits.

Closing costs. On a resale the seller customarily pays the transfer taxes; the buyer pays the state mansion tax of 1% at $1 million and above. Use the calculators below to run your price.

Flood zone. City data flags the lot within the 2015 preliminary flood map. Ask about flood insurance requirements.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
