A Private Pricing Opinion — what your apartment at 128 South 1st Street would likely sell for today, what it costs to sell, and what you’d walk away with — reviewed personally against condition, exposures, renovation quality, and the competition actually on the market.
128 South 1st Street is an 1899 three-story building on a 25-by-100-foot lot on Williamsburg's Southside, renovated into four condominium residences. Its plan was accepted in April 2026, the condominium declaration was dated July 1, 2026, and the first two sponsor deeds were recorded in late August.
The building is small and the price spread is wide. The offering runs from a one-bedroom on the top floor to a four-bedroom duplex, which is why a $6.1 million total averages $1.525 million but no single home is near that average.
Architecture and residences
Opera Studio Architecture filed the work in October 2025. The Department of Buildings describes it as minor interior renovation and partition modifications across the three floors, with new heating and cooling for the four apartments and new plumbing fixtures. The filings keep the building at three stories and four dwelling units, and the work was signed off in June 2026. An earlier filing to add a floor and convert the building to two units was withdrawn. The sponsor's listings describe a full gut renovation; the city filings describe a lighter scope, and buyers should ask what the work actually covered.
PLUTO records about 3,500 gross square feet and still lists 3 residential units; the Department of Buildings filings and the offering plan give 4.
The sponsor's listings describe the homes this way:
| Residence | Layout | Approx. sq ft | Outdoor | Ask | Common charges | Status |
|---|---|---|---|---|---|---|
| 1 | 2 bed, 1 bath, first floor | 981 | None | $1,250,000 | $561/mo | Listed April 16, 2026 |
| 2 | 4 bed, 3 bath duplex (second floor and rear of first floor) | 1,619 | Private garden, over 1,000 sq ft | Not confirmed | Not confirmed | Deeded August 2026 |
| 3A | 1 bed, 1 bath, top floor | 541 | About 576 sq ft of undeveloped private roof rights | $795,000 | $388/mo | Listed April 16, 2026; deeded August 2026 |
| 3B | 2 bed, 1 bath, top floor | 771 | About 739 sq ft of undeveloped private roof rights | $1,250,000 | $550/mo | Listed May 12, 2026 |
Unit sizes and bedroom counts are from the sponsor's listings and not confirmed against the plan. The roof rights are described as undeveloped; a buyer would build any roof deck at their own cost, subject to the plan and the Department of Buildings.
Offering and pricing
Per the offering plan filed with the New York State Attorney General (plan CD250339), the plan was submitted October 27, 2025 and accepted April 13, 2026, at a total offering price of $6,100,000, with 128 S 1st LLC as sponsor and four residential units. The database does not record an effective date or units sold. The amendments were not reviewed for this page; the Attorney General's plan-detail page returned no data when checked in October 2026.
Recorded sales
ACRIS shows two sponsor deeds:
- Residence 2: $2,472,356, deed dated August 19, 2026. The amount is $2,450,000 grossed up by 0.9125%, consistent with the sponsor folding part of the transfer taxes into the deed (our arithmetic). The sponsor's listing shows the sale at $2,450,000, about $1,513 per square foot on the listed 1,619 square feet.
- Residence 3A: $870,000, deed dated August 24, 2026. That is $75,000, or about 9%, above the $795,000 the sponsor asked when it listed the home in April 2026. It is not a transfer-tax gross-up, which would put the deed near $802,000 to $810,000. The mortgage recorded with the deed is $652,500, exactly 75% of $870,000, so the lender treated $870,000 as the purchase price (our arithmetic). The public record does not say why the home sold above its ask.
Residences 1 and 3B show no deed as of October 2026. Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.
Local Law 97
This building is below the 25,000 sq ft threshold at which LL97 limits apply to a building on its own. It is still covered if it shares a tax lot or condominium board with buildings totaling over 50,000 sq ft; confirm on DOB’s covered-buildings list.

Sales sourced from NYC Department of Finance recorded transfers (BBL 3-02405-0018; each condominium apartment is its own tax lot). Apartment-level facts (line, condition, asking-price context) curated and cross-verified in The Roebling Research Library. Not all transactions cross-verify with ACRIS records — sponsor and LLC purchases sometimes record at stipulated values rather than market price.

What to know if you’re buying
Two homes remain. Measure the $1.25 million asks against the recorded deeds: about $1,274 per square foot for Residence 1 and $1,621 for Residence 3B on listed sizes. Residence 3A, the other top-floor home, closed at about $1,608 per square foot (our arithmetic).
Scope of renovation. Ask for the renovation filings and what was replaced in the roof, façade, risers and electrical service.
Closing costs. In sponsor sales the buyer customarily pays the New York State transfer tax (0.4%) and the New York City real property transfer tax (1.425% above $500,000), plus the mansion tax of 1% at $1 million and above.
A four-owner condominium. Read the budget, the reserve and how the by-laws allocate repairs. The sponsor's listings give common charges of $388 to $561 a month for Residences 1, 3A and 3B.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
