Change in the building’s median $/sf over each window, adjusted to a floor-adjusted basis — standardized to the building’s average floor, so it reflects price rather than which floors happened to sell. (2022 marks the rate-shock inflection.) Like-for-like repeat-sale figures to follow.
The SoCa Building prices as boutique northern-Tribeca loft product: real plates, a low unit count, minimal staffing, and a full unabated tax bill. Per square foot it belongs in the band occupied by converted loft condominiums between Canal and Houston rather than the band set by full-service Tribeca new construction, and that distinction should drive the comparable set.
Three adjustments matter. First, unit sizes range from roughly 1,400 to nearly 3,500 square feet across only twelve homes, so building averages mislead — price the plate and the exposure. Second, common charges spread a superintendent, an elevator, a masonry corner facade and a rooftop pool across twelve owners, which produces a higher per-foot carry than a larger loft building with the same amenity list; read the budget, not the feature set. Third, the absence of any abatement means the monthly number is fully loaded from day one, which is an advantage in underwriting even though the starting figure is higher than abated inventory nearby.
Comparables should come from converted loft condominiums in Hudson Square, northern Tribeca and western SoHo of similar vintage and scale — including, carefully, the several separate buildings on this same tax block. Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.
The complete recorded-sale history for The SoCa Building, compiled from NYC Department of Finance transfer records and verified listing data, then enriched apartment-by-apartment by The Roebling Team research desk. Across sales with a public asking price, the building carries a median listing discount of 1.3% from the last ask — a recurring negotiation gap worth pricing into any offer or listing strategy here.

Every recorded sale
Sort any column; filter by unit or keyword. Prices are the recorded transfer amount at the NYC Department of Finance. Every sale sits in one of three states: counted in the building’s medians and trend; shown but excluded as a non-arms-length or nominal transfer; or shown and ⚑ flagged for review — a possible duplicate filing or an extreme $/sf outlier, held out of the statistics pending manual verification rather than allowed to move them.

The most recent eligible transfer recorded at this building is from 2024. Our records run through August 2026; no later qualifying sale has been recorded here, which for a small or tightly held building is common rather than a gap in the data.
Sources, exclusions and how these figures are computed
Sales sourced from NYC Department of Finance recorded transfers (BBL 1-00595-7502) and verified listing data. Apartment-level facts (line, condition, asking-price context) curated and cross-verified by The Roebling Team research desk. Not all transactions cross-verify with ACRIS records — sponsor and LLC purchases sometimes record at stipulated values rather than market price; square footage from recorded condo declarations and offering plans. Storage, parking, and commercial units are excluded from all figures. Floor- and line-level $/sf are time-controlled (each sale measured against the building’s going rate at the time of sale) and expressed at today’s pricing, so they isolate the floor or line premium rather than blend two decades of market movement.
