1477 Third Avenue is a 15-story, 10-residence condominium going up on a 25.5-foot-wide lot on Third Avenue between East 83rd and East 84th Streets. The sponsor filed a $55,345,000 offering plan with the Attorney General in June 2026, an average of about $5.5 million a home. That puts the building at the top of the Third Avenue new-development market in Yorkville, in a building of one or two homes per floor.

The lot is 2,596 square feet. The Department of Buildings permit, approved in May 2025 with the first permit issued February 12, 2026, covers a new 15-story mixed-use building of 159 feet and about 29,838 square feet of construction floor area. Published construction reporting describes about 25,754 square feet, roughly 1,658 square feet of ground-floor commercial space, a cellar and a 19.5-foot rear yard.

The building suits buyers who want a large new-construction condominium on the Upper East Side with very few neighbors. Sales have not launched and the plan is not yet accepted.

Architecture and residences

Published construction reporting credits BKSK Architects with the design and describes a slender brick-and-glass facade with arched windows on the upper floors and duplex layouts at the top of the building. The 2022 Department of Buildings filing listed BKSK as architect of record; the current applicant on the permit is Dome Architecture, Design & Engineering. Ask the sponsor which firm is the design architect and which is the architect of record.

The same reporting counted nine residences averaging about 2,677 square feet. The offering plan and the current permit both show 10, so the nine-unit figure looks like an earlier scheme or a duplex count. Unit mix, finishes and amenities have not been published; Schedule A of the plan will set them once it is accepted.

The site was cleared in 2025, and construction was underway by February 2026.

Offering and pricing

Per the offering plan filed with the New York State Attorney General (plan CD260204), the plan was submitted June 4, 2026 at a total offering price of $55,345,000 for 10 residential units. The record lists no commercial, storage or parking units, no amendments, no acceptance date and no units sold.

$55,345,000 across 10 homes is an average of $5,534,500. Against the roughly 24,000 to 25,000 square feet of residential area implied by the published figures, that is in the area of $2,200 to $2,300 per square foot blended. Treat that as a rough guide: the residential area is not yet confirmed in Schedule A, and the commercial space shown in Department of Buildings filings does not appear as a unit in the Attorney General record. Ask whether the sponsor keeps the retail space outside the condominium.

The sponsor has not published asking prices.

What to know if you’re buying

Before the plan is accepted. The Attorney General must accept an offering plan before a sponsor can sign purchase contracts and take deposits. Before acceptance a sponsor may collect expressions of interest, but may not take reservations or deposits, and an interest list does not secure a unit. Prices and unit counts in the filed plan can move through amendments.

Deposit and contract. New-development contracts typically require a deposit of 10% at signing, held in escrow, with some sponsors asking for 20%. The plan and contract package state this building's terms.

Closing costs. In sponsor sales the buyer customarily pays the New York State transfer tax (0.4%, or 0.65% at $3 million or more) and the New York City real property transfer tax (1% at $500,000 or less and 1.425% above for a residential unit), plus the state "mansion tax" of 1% at $1 million, rising in tiers to 3.9% at $25 million in New York City. On a $5.5 million home that is about $114,125 in transfer taxes before any gross-up and $123,750 in mansion tax at the 2.25% tier for $5 million to $10 million. Use the calculators below to run your price.

A 10-unit condominium. With 10 owners, each vote and each assessment carries weight. Ask how the plan's budget covers staffing, the elevator and the facade.

Closing on a temporary certificate of occupancy. A sponsor can close on units while the building holds a temporary certificate of occupancy, renewed periodically until a final one issues. Ask what the sponsor holds back until then.

Carrying costs and abatement. The plan's budget will project first-year common charges and real estate taxes. No tax abatement has been disclosed.

Sponsor board control. The sponsor controls the board until enough units are sold to turn control over to owners. The declaration and by-laws set the threshold.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
