About the building

15 East 82nd Street is a 25-foot-wide limestone mansion divided into two condominium residences. Designed by Henry Andersen and built in 1894–1895 by developer Daniel Hennessy, it stands on the block between Fifth and Madison Avenues, opposite the Metropolitan Museum's southern edge. Classical ornament and the broad frontage give the exterior the proportions of a substantial private house. The property has been part of the Metropolitan Museum Historic District since 1977.

The homes occupy multiple floors, with triplex configurations and interior areas of roughly 4,000 to 5,000 square feet. Formal dining rooms, tall windows and north-south exposures are characteristic of these large layouts. Elevator access connects the vertical arrangement, while fireplaces and private outdoor areas carry elements of townhouse living into the condominium form.

Sales sourced from NYC Department of Finance recorded transfers (BBL 1-01494-7501) and verified listing data. Apartment-level facts (line, condition, asking-price context) curated and cross-verified by The Roebling Team research desk. Not all transactions cross-verify with ACRIS records — sponsor and LLC purchases sometimes record at stipulated values rather than market price; square footage from recorded condo declarations and offering plans.

What to know if you’re buying

The elevator, limestone exterior and roof serve an association of just two homes. Major work can consequently place a substantial obligation on each owner, making the division of common expenses and authority to approve repairs central to ownership here. Some lenders impose additional project requirements on a two-residence condominium.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
