168 Hancock Street is a five-residence condominium inside a 19th-century house in the Bedford Historic District. The sponsor's conversion filing cuts the building from 12 dwelling units to five, so each home is larger than the rooms it replaced. Asks in 2026 have run from about $1.4 million to $1.8 million.

It is a conversion, not a new building, whatever the plan's classification says. The Attorney General's database records the plan as new construction, while the Department of Buildings filing describes an alteration of an existing five-story residential building with a new certificate of occupancy. Read the plan's description of the work before relying on either label.

The total offering of $8,569,000 averages about $1.71 million per home.

Architecture and residences

The conversion filing (DOB NOW job B00880234), filed by AT Architects in June 2023 and first permitted in March 2024, reapportions the tax lot, reduces the dwelling units from 12 to five, replaces windows within the existing openings and alters the interiors. Its stated cost is $1.3 million across about 3,920 square feet of work area. A one-story garage on the lot was demolished by hand in 2025. In October 2026 the sponsor filed to relocate rooftop condenser units "per LPC approval," a reminder that rooftop and exterior changes here go through the Landmarks Preservation Commission.

The record disagrees on the building's size. PLUTO lists a three-story, three-unit building of 4,800 square feet built in 1899. The conversion filing describes an existing five-story, 50-foot building with 12 units. Listing records give 1899 in one place and 1881 in another. The plan should settle the floor count.

Listing records describe five homes: a garden duplex (Residence 1) of about 2,184 square feet with two bedrooms and a recreation room, two full-floor two-bedroom homes (2 and 3), and two upper duplexes (4A and the top-floor PHB). One listing record also shows a private parking space offered with Residence 1. Pet rules differ between listings: one says no pets, another says pets are allowed. Confirm the house rules in the plan.

Offering and pricing

Per the offering plan filed with the New York State Attorney General (plan CD250143), the plan was submitted April 29, 2025 and accepted December 4, 2025 at a total offering price of $8,569,000, with 164 Hancock Development LLC as sponsor. The record lists five residential units and no effective date. The Attorney General's plan page returned no content when checked for this review, so any amendments were not reviewed.

Asks seen in listing records during 2026, status as of October 30, 2026:

Residence Layout Size (sf) Ask $/sf Status
1 Garden duplex, 2 beds + recreation room, 2 baths 2,184 $1,800,000 $824 Listed
2 2 beds, 2.5 baths 1,338 $1,680,000 $1,256 In contract
3 2 beds, 2 baths 1,187 $1,399,000 $1,179 In contract
4A Duplex, 2 beds, 1.5 baths 1,005 $1,395,000 $1,388 Listed
PHB Top-floor duplex, 2 beds, 2.5 baths 1,354 $1,575,000 $1,163 Listed May 2026; off the market since July 20, 2026

The five asks total $7,849,000, about $720,000 below the offering total. That gap is normal when plan prices are set high and listing prices come in under them, but it should be read against any price amendment. An earlier listing for a residence 4 at $1,299,000 was withdrawn in March 2026. Residence 1's lower $/sf reflects a duplex whose size includes lower-level space. Listing records give common charges of $577 a month for Residence 3, $709 for PHB and $791 for Residence 1.

Recorded sales

No condominium declaration or unit deeds were found in ACRIS for this lot as of October 2026. The building still sits on its original tax lot in PLUTO. Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.

What to know if you’re buying

The plan is accepted, not effective. The sponsor can sign contracts, but the plan must be declared effective before closings. Ask what sales threshold the plan sets and how close the sponsor is.

Landmark rules. The house is in the Bedford Historic District. Windows, façade, rooftop equipment and rear additions need Landmarks Preservation Commission approval, which affects any future renovation.

Certificate of occupancy. The conversion requires a new certificate of occupancy. Ask whether it has issued and whether it is temporary or final before you close.

Closing costs. In sponsor sales the buyer customarily pays the New York State transfer tax (0.4%) and the New York City real property transfer tax (1.425% above $500,000), plus the state mansion tax of 1% at $1 million and above. Use the calculators below to run your price.

Carrying costs. No tax abatement was confirmed in this review. Read the plan's budget for common charges and projected taxes.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
