The Belle Grove is a four-story, four-residence condominium built new on a 25-by-100-foot lot on Madison Street in central Bedford-Stuyvesant. The sponsor sold all four homes in 2025 for a combined $6.28 million, close to the plan's $6.37 million total. It is now a resale building and a clean set of recorded comparables for small new construction in the neighborhood.

Architecture and residences

The new-building application was filed in October 2017 for a four-story, 50-foot residential building with four apartments and about 7,048 square feet of construction floor area, including the cellar. The city approved plans in April 2018 and issued a partial permit in 2019. PLUTO dates completion to 2023 and records 5,656 square feet above grade, about 1,400 square feet per home.

City records designate the units 1, 2, 3A and 3B. The sponsor's listings describe 3A as a two-bedroom, two-and-a-half-bath duplex of 1,239 square feet with two balconies and a private roof terrace, and 3B as a three-bedroom, three-and-a-half-bath triplex of just under 1,399 square feet with a south-facing balcony, a second balcony and a 23-foot-wide top-floor terrace. Finishes listed include oak plank floors, Danby marble counters, Bosch and Fisher & Paykel appliances and in-unit washers and dryers. The building is a walk-up. Common charges for unit 2 were quoted at about $466 a month.

Offering and sales

Per the offering plan filed with the New York State Attorney General (plan CD240055), the plan was submitted February 15, 2024 and accepted July 22, 2024 with Madison Condominiums LLC as sponsor. The initial total offering price was $6,080,000; the current total is $6,365,000. The database shows no effective date and no units sold, yet ACRIS records the condominium declaration (dated October 2024, recorded February 2025) and deeds for all four units, so the database has not been updated. The Attorney General's online record returned no data when checked for this page, so these figures come from the database's summary export and the amendments were not reviewed.

Unit Deed amount Deed date Last ask seen Notes
1 $1,675,000 April 23, 2025 not found
2 $1,490,000 April 10, 2025 not found three-bedroom per listing records
3A $1,462,500 April 30, 2025 $1,495,000 (December 2024; listed under the number 3F) 2-bed duplex, 1,239 sf, so about $1,180 per sf
3B $1,650,000 July 18, 2025 $1,775,000 (October 2024) 3-bed triplex, about 1,399 sf, so about $1,179 per sf

The four deeds total $6,277,500, about 98.6% of the plan's current total. Unit 3B closed about 7% below its first ask and unit 3A about 2% below (our arithmetic).

Compliance status
Below the individual-building threshold

This building is below the 25,000 sq ft threshold at which LL97 limits apply to a building on its own. It is still covered if it shares a tax lot or condominium board with buildings totaling over 50,000 sq ft; confirm on DOB’s covered-buildings list.

Recent sales

Sales sourced from NYC Department of Finance recorded transfers (BBL 3-01822-7504; each condominium apartment is its own tax lot). Apartment-level facts (line, condition, asking-price context) curated and cross-verified in The Roebling Research Library. Not all transactions cross-verify with ACRIS records — sponsor and LLC purchases sometimes record at stipulated values rather than market price.

What to know if you’re buying

Resale only. The sponsor has sold every unit. Purchases now are resales, subject to the condominium's by-laws.

A four-owner budget. With four owners and no staff, every roof, facade or boiler repair is split four ways. Ask for the reserve balance and the current budget, and confirm the tax position, since no abatement was identified in this review.

Using the comparables. These are 2025 deeds for new construction with no amenities. Adjust for timing, floor and size; the highest and lowest deeds here differ by about $210,000.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
