386 Kosciuszko Street is a new seven-unit condominium on a 25-by-100-foot lot. The lot had no building on it when the new-building job was filed in January 2024. Asking prices for the five one-bedrooms run from $599,999 to $685,000, roughly $1,000 to $1,160 per square foot. The two duplexes are listed at $999,999 and $1,470,000.

Most new-construction condominiums in this part of Bedford-Stuyvesant have 10 to 40 units and a lobby. This one has seven residences and a shared roof deck. The building has no doorman staff or fitness room, so common charges are low. The penthouse is listed with $517 a month in common charges. The trade-off is that every owner carries a larger share of the building's repair costs.

The block sits between Marcus Garvey Boulevard and Lewis Avenue, about 0.4 miles from the J, M and Z at Myrtle Avenue and 0.6 miles from the G at Myrtle–Willoughby Avenues.

Architecture and residences

The Department of Buildings job describes "a 4-story 7 family with cellar and penthouse residential building." It shows about 7,440 square feet of construction area and a height of about 55 feet. PLUTO carries the lot at 7,114 square feet of residential floor area, R6B zoning and a 2024 build year. Listing records give 2026 as the year the building was completed.

Listing records show this unit mix:

  • Five one-bedroom, one-bath homes of 592 to 618 square feet on floors two through four (the A and B lines).
  • Residence 1B, a two-bedroom, two-and-a-half-bath duplex of 1,784 square feet with outdoor space.
  • The penthouse (Residence 4B), a two-bedroom, two-bath duplex of 880 square feet. It has a balcony and a private roof deck of 405 square feet.

Listing descriptions mention 7.5-inch white oak floors, leathered quartz counters, integrated Fisher & Paykel appliances, in-unit washers and dryers, and marble accent walls in the bathrooms. The penthouse comes with a deeded storage unit. These are sponsor descriptions; confirm them against the plan's description of the property.

Offering and pricing

Per the offering plan filed with the New York State Attorney General (plan CD240340, filed as The Brick Loft), the plan was submitted December 5, 2024 and accepted June 10, 2025; it had not been declared effective as of October 2026. The plan covers seven residential units, with Bedstuy Assets LLC as sponsor. The record shows a total offering price of $6,820,000, the same as its initial price, but gives $6,682,000 as the price at acceptance, and no amendment changes the price. Those figures do not reconcile, so read Schedule A for the unit prices. Amendment 1, accepted June 26, 2026, filed a new Schedule A, an updated first year of operation and a new tax assessment valuation; the record gives the new first year as 2/1/17, which looks like a data-entry error. The record does not report units sold.

In October 2026, listing records showed six of the seven residences available:

  • One-bedrooms: $599,999 (2A, 592 sq ft, about $1,013 per sq ft) up to $685,000 (3B and 4A, about $1,108 to $1,157 per sq ft). Residence 2B, asking $665,000, is in contract.
  • Penthouse: $999,999 for 880 square feet, about $1,136 per sq ft. An earlier version of the listing asked $1,025,000.
  • Residence 1B: $1,470,000 for 1,784 square feet, about $824 per sq ft. Listing records show the same layout at $1,570,000 under a different unit label before September 2026.

These are asking prices, not contract or closing prices. Listing records show financing allowed up to 90 percent. ACRIS showed no condominium declaration and no unit closings as of the end of September 2026.

What to know if you’re buying

Get the plan and its amendments. The file number is public. The acceptance date, the budget and any price changes are in the plan and its amendments. Ask sponsor counsel for the current amendment before you negotiate.

Taxes depend on how you use the home. The penthouse listing gives two monthly tax figures: $753 for a primary resident and about $914 for a pied-à-terre or LLC buyer. A primary-residence condition like this usually points to an abatement that applies only to owner-occupied units. Confirm which program applies, how long it lasts and how the plan budgets taxes after it ends.

Seven owners share the costs. A seven-unit condominium has few owners to share roof, facade and elevator work. Read the reserve fund and the first-year budget in the plan, and ask whether the building has an elevator. The filings do not settle that question.

Certificate of occupancy. As of October 2026, the main new-building job had not been signed off in DOB data, although the structural, plumbing and mechanical work had been. Sponsor closings usually take place on a temporary certificate of occupancy. Ask for its status and for the sponsor's obligation to obtain the final certificate.

Closing costs. In sponsor sales the buyer customarily pays the New York City transfer tax (1 percent at $500,000 or less, 1.425 percent above) and the New York State transfer tax (0.4 percent). The 1 percent mansion tax applies at $1 million and above, so on a sale just under $1 million the price relative to that threshold matters. The calculators below price both.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
