481 DeKalb Avenue is a new eight-story building of 15 residences on a 4,700-square-foot lot zoned R7A. The site held two three-story houses at 481 and 483 DeKalb Avenue, which were demolished under permits that were signed off in January 2025. The Buildings Department new-building application, filed September 18, 2023, proposes an eight-story residential building with a cellar and 15 dwelling units.
The filing and the plan agree on the unit count, and construction permits through 2026 show the building under way.
Architecture and residences
Leandro Nils Dickson Architect, LLC is the architect of record. The filing gives the height, story count and unit count and nothing on façade, finishes or layouts. Permits filed in May and June 2026 for a sidewalk shed, needle beam and a personnel hoist show construction in progress. No unit mix, sizes, outdoor space or amenities have been verified outside the plan. The BIN in the frontmatter is the Buildings Department's number for 481 DeKalb Avenue.

What to know if you’re buying
Nothing is for sale yet. A sponsor cannot sign sales contracts until the Attorney General accepts the plan. Treat any price quoted before acceptance as an indication only.
Deposit and contract. In sponsor sales a buyer typically pays a 10 percent deposit at contract signing, held in escrow by the sponsor's attorney under Attorney General rules. The plan's procedure-to-purchase section sets the terms for this building.
Effectiveness. A new-construction plan generally goes effective when 15 percent of the units are in contract. For 15 residences that is three contracts.
Closing costs. The buyer customarily pays the sponsor's New York State and New York City transfer taxes. New York State's mansion tax applies to purchases of $1 million and above, at 1 percent and rising in steps with price. At the plan's average price, a contract would be subject to it.
Temporary certificate of occupancy. Closings in a new building often happen on a temporary certificate before the final one. The plan lists what is open at TCO and what the sponsor escrows for it.
Common charges, taxes and board control. The plan's budget projects first-year common charges and taxes. The sponsor typically controls the board until a majority of units close.
Abatement. No abatement has been disclosed. Ask whether the budget assumes one and for how long.
