194 Bainbridge Street is a 42-residence condominium inside one of Brooklyn's designated historic districts. New construction in the Bedford Stuyvesant/Expanded Stuyvesant Heights Historic District needs Landmarks Preservation Commission approval of its design, which shapes the massing and facade and limits how far a new building can depart from the surrounding rowhouse blocks.

The building is five stories and 50 feet, with 42 homes on a lot of 12,500 square feet.

For a buyer, the building offers new-construction condominium ownership at entry prices that start under $700,000, inside a historic district.

Architecture and residences

The Department of Buildings new-building filing (job B01003720) lists five stories, 50 feet, 42 dwelling units and about 52,400 square feet of construction floor area, with Alexander Zhitnik of Z Architecture PLLC as the filing architect. PLUTO carries 39 residential units for the lot and a 2025 year built; the plan and the Department of Buildings filing both say 42, and 42 is used here. The zoning is R6A with a commercial overlay.

Published marketing from mid-2026 shows one-bedrooms of about 620 to 640 square feet and two-bedrooms from about 775 to 1,100 square feet, on floors one through five. Per the offering plan filed with the New York State Attorney General (plan CD250151), the plan was submitted May 6, 2025 and accepted for filing September 16, 2025 at a total offering price of $42,470,677 for 42 residential units. What to know if you’re buying

Deposit and contract. Sponsor contracts typically require a deposit of 10 percent or more at signing, held in escrow, with the balance at closing. Because the plan was not yet effective on the Attorney General record, the sponsor typically cannot close until it declares the plan effective by amendment, which requires contracts on a minimum share of units. Transfer taxes and the mansion tax. In sponsor sales the buyer customarily pays the New York State and New York City transfer taxes. The state mansion tax of 1 percent applies at $1 million and above, so the larger two-bedrooms here sit at that line.

Closing on a temporary certificate of occupancy. Sponsors in New York commonly close on a temporary certificate of occupancy, renewed in short terms until the building receives a permanent one. Ask for the current certificate and the sponsor's escrow for completing open items.

Common charges, taxes and the board. The plan's budget projects first-year common charges and real estate taxes; read it rather than published figures. The sponsor controls the board after closing until owners take control on the plan's schedule. The plan's tax disclosure states whether an abatement applies and when it phases out.

Building-specific points. The district designation means exterior changes need Landmarks Preservation Commission approval, which applies to the condominium's facade and to any owner-requested exterior work. Two amendments were filed in June 2026, so ask what they changed. Published marketing materials name a different development company than the sponsor entity on the plan; rely on the plan for the sponsor.
