A Private Pricing Opinion — what your apartment at 244 Franklin Avenue would likely sell for today, what it costs to sell, and what you’d walk away with — reviewed personally against condition, exposures, renovation quality, and the competition actually on the market.
244 Franklin Avenue is a six-story condominium designed around studios and one-bedroom homes. Architect Olabanji B. Awosika gave the building a gray-and-pink facade, with oversized windows and projecting balconies. The twelve-residence inventory occupies a midblock site east of the Clinton Hill boundary.
The project was developed by Urban View. Its new-building permit dates to October 2014, the condominium filing was accepted in December 2015, and DOB signed off the construction in September 2016. The legal sponsor was 244 Franklin Avenue LLC.
Architecture and unit composition
One-bedroom apartments commonly measure around 640 square feet. Open kitchens connect to living and dining spaces, and balconies extend from a number of those rooms. Large operable windows give the facades a more open appearance than a conventional small-window masonry apartment building.
Studios form the smaller end of the inventory. Upper residences may include private roof rights in addition to a balcony, while a common roof deck serves the building. A private roof cabana was part of the original penthouse offering.
The apartments were designed with ductless heating and cooling and provision for in-home laundry. Their compact interiors place particular value on the separation of enclosed bedrooms from the open living areas. Outdoor space varies by apartment and includes both street-facing and rear exposures.
Building operations
An elevator serves the six-story building, and bicycle storage is provided. The condominium has no staffed doorman. Roof use is divided between shared space and private areas attached to particular homes; a penthouse's roof rights should identify the exact area included in the transfer.
DOF carries twelve residential lots, with one home held by each owner in the current roll. There is no active building-wide tax abatement. The condominium filing likewise offered twelve residential units and no commercial or parking units.

Sales sourced from NYC Department of Finance recorded transfers (BBL 3-01926-7504) and verified listing data. Apartment-level facts (line, condition, asking-price context) curated and cross-verified by The Roebling Team research desk. Not all transactions cross-verify with ACRIS records — sponsor and LLC purchases sometimes record at stipulated values rather than market price; square footage from recorded condo declarations and offering plans.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
