A Private Pricing Opinion — what your apartment at 259 Halsey Street would likely sell for today, what it costs to sell, and what you’d walk away with — reviewed personally against condition, exposures, renovation quality, and the competition actually on the market.
259 Halsey Street is an eight-residence condominium built on a 35-foot lot on Halsey Street near Tompkins Avenue. It replaced a four-story house that was demolished under a permit issued in December 2023.
It is far enough along to underwrite against recorded prices. The offering plan went effective in October 2025, the first sponsor deed is dated December 29, 2025, and by June 2026 six of the eight homes had closed. The two that had not closed, as of the ACRIS records checked for this page, are 1F and 4R.
The six recorded deeds run from $992,794 to $1,576,000 and total about $7.07 million. That is about 72% of the current $9.81 million offering total, from six of eight homes.
Architecture and residences
The new-building filing (DOB NOW job B00948397) was submitted in October 2023 and describes a four-story, eight-unit residential building with a penthouse, 55 feet tall, with about 9,743 square feet of construction floor area. The first permit issued in February 2024. The filing's status in Department of Buildings records is "CO Issued," with the job record updated October 19, 2026. Ask the sponsor whether the certificate of occupancy is final or temporary.
The unit labels run front (F) and rear (R) on each of four floors: 1F, 1R, 2F, 2R, 3F, 3R, 4F and 4R. Listing records describe a walk-up building with a keypad entry, a video intercom, central heating and cooling, gas cooking and in-unit washer-dryers. Residence 1F is listed at 641 square feet with ceilings of 11 feet 7 inches and a private front yard. Residence 4R is listed as a three-bedroom, two-bath duplex penthouse of 1,285 square feet with a balcony and a private roof deck of more than 370 square feet; 3R as a two-bedroom, two-bath home of 845 square feet with a balcony; and 1R as a two-bedroom duplex of about 1,680 square feet with a private rear yard and a lower-level recreation room. Ground-floor and top-floor homes carry private outdoor space, per listing records. The plan's Schedule A sets the official sizes.
Offering and pricing
Per the offering plan filed with the New York State Attorney General (plan CD240267), the plan was submitted September 10, 2024, accepted January 27, 2025, and declared effective October 6, 2025, with 259-261 Halsey St LLC as sponsor. The record lists eight residential units. The total offering price rose from $8,700,000 to $9,810,000, a 12.8% increase made by amendment. The Attorney General's plan page returned no content when checked for this review, so the amendments themselves were not reviewed; the price figures come from the database's summary fields. The database records two units sold, a figure it has not updated since closings began.

Recorded sales
ACRIS shows six sponsor deeds:
- 2F: $992,793.75, deed dated December 29, 2025
- 4F: $1,195,000, deed dated January 13, 2026
- 2R: $1,050,000, deed dated January 20, 2026
- 3F: $1,110,000, deed dated January 23, 2026
- 3R: $1,150,000, deed dated February 25, 2026, about $1,361 per square foot on the listed 845 square feet
- 1R: $1,576,000, deed dated June 16, 2026
The 2F deed carries an odd-cent amount. By our arithmetic it equals $975,000 grossed up by 1.825%, the combined city and state transfer-tax rate, which matches a $975,000 price reported in listing records. Treat the deed figure as the price plus a transfer-tax gross-up. One listing record reports 3F at $1,095,000, against $1,110,000 on the deed; the difference is not explained in the records reviewed. Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.

What to know if you’re buying
The plan is effective. Contracts are binding under the plan's terms, and closings are under way. Read every amendment, including the ones that raised the offering total by $1.11 million.
Two homes remain. 1F and 4R had no recorded deed as of October 2026. Ask whether either is in contract before you negotiate.
Gross-ups. In sponsor sales the buyer customarily pays the New York State transfer tax (0.4%) and the New York City real property transfer tax (1% at $500,000 or less, 1.425% above), plus the state mansion tax of 1% at $1 million and above. Deeds here that include a gross-up read about 1.8% above the contract price. Use the calculators below to run your price.
Walk-up. Listing records describe the building as a walk-up. Factor that into resale for the upper floors.
Carrying costs and abatement. The plan's budget sets common charges and projected real estate taxes. No tax abatement was confirmed in this review; confirm the tax position in the plan.
Sponsor control. The sponsor controls the board until enough units close to turn it over. The by-laws set the threshold.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
