376 Vernon Avenue is a five-story, 13-residence condominium in the Stuyvesant Heights section of Bedford-Stuyvesant. Public sale records show the lot sold on May 30, 2024 for $3.6 million, when it held a one-story building. The new-building application followed in July 2024, and the Department of Buildings records a certificate of occupancy on the job in 2026, a build of about two years.
The offering total is $22.1 million, an average of about $1.7 million per home. Listing records show the first asks at $1.26 million and about $1.72 million.
Architecture and residences
The Department of Buildings new-building job (B01077168) was filed July 22, 2024 for a five-story residential building with 13 dwelling units. The permit issued in December 2024, and the job shows a certificate of occupancy in June 2026. Property records give about 17,000 square feet in the new-building filing; another record gives a larger gross figure. At 13 homes, the filed figure works out to roughly 1,300 square feet per home before common areas.
Listing records describe Residences 1A and 3A each as five bedrooms, three baths and 1,627 square feet. Two units with identical specifications at different prices may be accurate, but the identical figures may also come from a template; check Schedule A, which sets out each unit's size and price.
Offering and pricing
Per the offering plan filed with the New York State Attorney General (plan CD250095), the plan was submitted March 24, 2025 and accepted September 19, 2025 at a total offering price of $22,104,000, with Vernon Plaza II LLC as sponsor. As of late September 2026 the record showed no amendment, no effective date and no units sold.
| Residence | Layout | Size | Ask | $/sf | Source |
|---|---|---|---|---|---|
| 1A | 5 bed, 3 bath (as listed) | 1,627 sf (as listed) | $1,724,336 | $1,060 | Listing records, 2026 |
| 3A | 5 bed, 3 bath (as listed) | 1,627 sf (as listed) | $1,260,000 | $774 | Listing records, 2026 |
These are asking prices, not contract prices. Another record shows Residence 1A at $1,490,000. The asks are well below the plan's $1.7 million average, which implies higher prices on the upper floors or on larger homes.

What to know if you’re buying
The plan is accepted, not effective. Contracts can be signed, but the plan is not effective until the sponsor declares it so. Until then the plan's terms can change by amendment.
The certificate of occupancy. The Department of Buildings shows a certificate of occupancy on the new-building job. Ask whether it is temporary or final.
Unit specifications. Confirm bedroom counts, legal bedroom status and square footage against Schedule A and the floor plans, given the listing discrepancies above.
Tax position. No tax abatement or exemption has been confirmed in this review. Confirm projected taxes in the plan's budget.
Closing costs. In sponsor sales the buyer customarily pays the New York State transfer tax (0.4%) and the New York City real property transfer tax (1.425% above $500,000), plus the state mansion tax of 1% at $1 million and above. Use the calculators below.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
