Architecture and unit composition

The building combines a small apartment count with eight residential stories and elevator access. The legal building scale is sixteen residences; the thirty-two-home figure describes the condominium across its two buildings.

Two recorded transfers at this entrance involve apartments of approximately 1,254 square feet on upper floors. Those transactions show larger apartments exist in the building, but they don't reflect the full range of bedroom counts or layouts.

The condominium's built floor-area ratio is more than twice the residential allowance recorded for its current R6B zoning. Its eight-story form reflects the development approvals and construction history of the 2000s. That established structure is materially larger than the present zoning's floor-area allowance alone would suggest.

Building operations

The thirty-two residential tax lots are held within one condominium, and all are in tax class 2. The largest single owner holds two residences, approximately 6% of the total. The ownership base is therefore dispersed across the condominium.

The development continues to receive its twenty-five-year 421-a exemption on the 2027 assessment roll. The benefit began in 2008 under the no-cap program. That exemption remains a specific carrying-cost feature of this condominium as it moves through the later years of the benefit term.
