A Private Pricing Opinion — what your apartment at 187 Pulaski Street would likely sell for today, what it costs to sell, and what you’d walk away with — reviewed personally against condition, exposures, renovation quality, and the competition actually on the market.
187 Pulaski Street is a four-story, four-residence walk-up on a 20-by-100-foot lot in Bedford-Stuyvesant, near Herbert Von King Park. It is a new building that was not new to market as a condominium. The sponsor, 187 Pulaski LLC, filed for the new building in January 2017, and the Department of Buildings signed off the job with a final certificate of occupancy in January 2021. The offering plan came five years later, accepted in January 2026.
That history matters to a buyer. Public records do not show how the four apartments were used between 2021 and 2026. Read the plan's disclosure of the building's age and condition and of any existing tenancies, and ask what work the sponsor did before offering the homes.
The plan totals $5.13 million, or $1.28 million per residence on average. Asks published in 2026 started between $950,000 and $1,395,000 and were cut twice; three listings were withdrawn in August and September, and the garden duplex returned in October 2026 at $999,000, below that average. The fourth residence has not appeared in listing records.
Architecture and residences
Christopher Menziuso, RA, filed the new building in January 2017 as job 321184106: four stories, 40 feet, four dwelling units, about 5,231 square feet of construction floor area. Permits issued in January 2018. PLUTO records 4,096 square feet of residential area and a building footprint of about 20 by 52 feet. In November 2025 the owner filed for a condominium subdivision of the tax lot into tentative lots 1101–1104, based on the 2021 certificate of occupancy. ACRIS had not yet shown a recorded declaration in the records we reviewed.
Listing records describe Unit 1 as a garden duplex with two bedrooms, one and a half baths and a lower-level room, totaling 1,341 square feet. It has a private rear yard and access to a common outdoor area. Units 2 and 3 are listed as two-bedroom, two-bath homes of 923 square feet. Published features include hardwood floors, Bosch appliances, central air conditioning, a camera intercom and an in-unit washer and dryer in Unit 1.
Offering and pricing
Per the offering plan filed with the New York State Attorney General (plan CD250248), the plan was submitted August 4, 2025 and accepted January 30, 2026 at a total offering price of $5,130,000, with 187 Pulaski LLC as sponsor. The database shows no price change and no units sold. The Attorney General's plan page returned no data when we checked in October 2026, so any amendments were not reviewed for this profile.
The asks published in 2026 were not conflicting so much as successive. Listing histories show three residences offered from February and cut twice before they were withdrawn in August and September, and the garden duplex relisted with a new sales team in October:
| Residence | Layout | Size | First ask | Later asks | Status (October 2026) | Common charges / taxes |
|---|---|---|---|---|---|---|
| 1 (garden duplex) | 2 bed, 1.5 bath (one record says 2.5) | 1,341 sf | $1,395,000 (Feb. 10, 2026) | $1,195,000 (Mar. 13); $1,090,000 (June 1); $999,000 relisted Oct. 14, 2026 ($745/sf) | Active | $888 / $1,455 a month |
| 2 | 2 bed, 2 bath, balcony | 923 sf | $1,160,000 (Feb. 2, 2026) | $995,000 (Mar. 13); $899,000 (June 1) | Withdrawn September 2026 | $582 / $953 a month |
| 3 | 2 bed, 2 bath, two balconies | 923 sf | $950,000 (June 2, 2026) | — | Withdrawn September 2026 | $647 / $1,060 a month |
Unit 1's 1,341 square feet includes the lower level, which accounts for its lower price per square foot. The fourth residence has not appeared in listing records. One October 2026 record shows two residences available in the building; only the garden duplex's ask could be confirmed.
The first asks on the three listed homes totaled $3,505,000; the last asks total $2,848,000. If the plan's $5,130,000 total still holds, the unlisted fourth residence would carry between $1.6 million and $2.3 million, out of line with the other three. More likely the plan prices sit above the asks and an amendment will reprice them. That is our arithmetic; read the plan's Schedule A and any amendments.

What to know if you’re buying
A five-year-old building sold as new. Ask for the sponsor's disclosure of the building's condition, any repairs made since 2021, and whether any unit is occupied by a tenant.
The plan is accepted but not effective. Closings wait until the sponsor declares the plan effective. Ask how many units are in contract.
Closing costs. In sponsor sales the buyer customarily pays the New York State transfer tax (0.4%) and the New York City real property transfer tax (1% at $500,000 or less, 1.425% above). At these prices the state mansion tax of 1% applies only at $1 million and above, so the garden duplex at $999,000 and Units 2 and 3 at their last asks fall below it. Use the calculators below to run your price.
Common charges vary widely by unit. At $581 to $888 a month in listing records, they are low for new construction. A walk-up with no staff keeps them low, but read the plan's budget for reserves.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
