The building sold out its offered inventory between July 2020 and December 2021, one unit at a time, to six unrelated purchasers, with the penthouse conveyed to a sponsor affiliate in March 2022. Pricing at 17 Jane belongs to the very small West Village cohort where new construction, a named international architect, private outdoor space and on-site parking all appear in the same building — a set that includes the Richard Meier towers on Perry and Charles, 150 Charles Street and a handful of others. Per-square-foot comparison against ordinary Village loft or brownstone-conversion inventory will mislead in both directions: the townhouse units price against West Village houses, and the simplexes price against boutique new-development condominiums. Because there are only seven homes and no two are alike, valuation here is a line-by-line and floor-by-floor exercise rather than a building-average one.
