About the building
174 Duane Street is a 25-foot-wide brick loft building with cast-iron elements at its base facing Duane Park. Schulze & Schoen designed the original structure, and the modern condominium conversion paired The Colonnade Group with architect Andre Kikoski. LPC approved a fifth-story penthouse addition set back from the street in 2013. The conversion retained commercial space at the base and created three residential homes above.
The residences comprise full-floor lofts and a duplex penthouse with private outdoor space facing north and south. Tall ceilings and broad park-facing windows give the living rooms open views across the triangular green. Keyed elevator entry, a virtual doorman, private storage lockers and bicycle storage serve the building.
