About the building
199 Clinton Street was built in 1856–57 for merchant Samuel Richard St. John as part of a row of four Italianate houses. It occupies the Pacific Street corner, with a high stoop, floor-length parlor windows and a round-arched entrance crowned by an arched pediment on carved brackets. The brick façade has heavy brownstone trim and a bracketed cornice. Its adaptation to multiple apartments preceded the cooperative: a 1933 housing record showed four apartments, while the building now contains five residences.
The corner permits two exposures in some rooms and a separate entrance on Pacific Street. Layouts include a larger lower duplex and floor-through homes on the upper levels, with terraces attached to some accommodation. Surviving parlor-floor features include high ceilings, ornamental plasterwork and broad arched openings. The different entrances and internal stairs reflect the subdivision of a substantial nineteenth-century house.

Sales sourced from NYC Department of Finance recorded transfers (BBL 3-00286-0001) and verified listing data. Apartment-level facts (line, condition, asking-price context) curated and cross-verified by The Roebling Team research desk. Not all transactions cross-verify with ACRIS records — sponsor and LLC purchases sometimes record at stipulated values rather than market price; square footage on co-ops is not officially recorded, figures shown are approximate.

What to know if you’re buying
The two street façades and elaborate stone entrance are common exterior features maintained by a five-residence cooperative. Their restoration can be a significant shared project despite the building’s small apartment count. The corner’s additional windows also mean more exterior openings to maintain than in a midblock rowhouse of similar size.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
