Montrose Flats is a condominium conversion of two neighboring prewar buildings, retaining the four-story walk-up format while combining fifteen residences in one association. Willis Delacour Jr. filed alteration plans for 204 Montrose Avenue in January 2006.

The association has reached the end of its fourteen-year J-51 benefit, which began in 2012 and last appeared as active on the 2026 roll. That expiration is a material change from the tax position during most of its resale history.

Architecture and unit composition

The upper floors contain compact apartments with separate bedrooms, high ceilings and large windows. At 204 Montrose Avenue, recurring one-bedroom layouts measure approximately 646–731 square feet. Open kitchens join the living area, and some homes have split-system or central air conditioning.

Larger garden duplexes occupy the base, with recorded areas around 1,240–1,300 square feet. Their lower-level space and internal stairs produce a substantially different plan from the single-level apartments above. Selected top-floor homes have private roof decks reached by a further flight of stairs.

The two street entrances serve their respective buildings. Their shared condominium identity is important when comparing the size of the association with the number of homes reached through one entrance. The 2006 alteration application for 204 Montrose Avenue specified eight dwellings within that structure.

Building operations

Basement storage supplements the apartments. In-unit laundry is present in selected homes.

Private gardens and roof areas attach to particular apartments. A roof deck reached from an upper-floor landing has a different access arrangement from a garden reached through a duplex, even though both provide exclusive outdoor space.

All fifteen residential lots are assessed in Class 2. Ownership is dispersed, with no single owner holding more than one apartment on the current roll. The property is not landmark-designated.
