As seen inThe Wall Street Journal★ 92 reviews on Google

218 Classon Avenue is a six-residence condominium on a 2,800-square-foot lot. It took two and a half years to sell out. The four upper one- and two-bedroom homes closed in 2023 and 2024; the two largest homes, a three-bedroom and a garden duplex, did not close until 2025 and March 2026.

The deeds total $8.01 million, about 84 percent of the $9.52 million offering total. That gap, and the slow close-out of the largest homes, says more about pricing small new construction on this stretch of Classon than any asking price: the one-bedrooms sold close to their asks at about $1,240 to $1,275 per square foot, and the garden duplex sold at about $1,050.

Architecture and residences

The new-building application was filed with the Department of Buildings in October 2021 for a "new 4-story plus cellar and penthouse multi-family residential building," and the final certificate of occupancy, for six dwelling units, issued August 30, 2023. The filing gives a height of 55 feet. PLUTO records about 6,600 square feet of building area.

StudiosC Architecture filed the new building as architect of record, and listing records credit the firm with the interiors as well. The mix, per listing records:

  • Residence 1: garden duplex, two bedrooms and two baths on about 1,979 square feet including the lower level; also marketed as a four-bedroom "townhouse" or "duplex A" at $2,295,000 to $2,350,000
  • Residence 2: three bedrooms, two baths, about 1,412 square feet
  • Residences 3A and 4A: one-bedroom homes of about 722 square feet
  • Residences 3B and 4B: sizes not published

Common charges in listing records ran about $270 a month on a one-bedroom in 2023 and $517 on the three-bedroom. One listing noted a first-year charge as low as $10 a month, rising to $614 after the first year; read the plan budget for the actual schedule.

Offering and pricing

Per the offering plan filed with the New York State Attorney General (plan CD220274), the plan was submitted December 21, 2022, accepted March 9, 2023 and declared effective August 31, 2023, with 218 Classon Condominium LLC as sponsor and six residential units, at a total offering price of $9,524,550. Our copy of the database shows no change to that total. It records one unit sold, a figure it has not updated since closings. The Attorney General's plan page returned no data on the day this page was written, so the amendments were not reviewed.

ACRIS names 218 Classon Condominium LLC as seller on the deeds checked. Where the deed runs 1 to 2 percent above the price in listing records (units 3A and 1), the difference is most likely a gross-up for transfer taxes the sponsor paid; the backed-out prices are our arithmetic. Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.

Market read. Most recent trades (2026 to date) cleared a median $1,044/sf (recorded) across 1 sale. Median listing discount 0.8% from the last ask — a recurring negotiation gap worth pricing into any offer or listing strategy.

Sales sourced from NYC Department of Finance recorded transfers (BBL 3-01909-7502; each condominium apartment is its own tax lot). Apartment-level facts (line, condition, asking-price context) curated and cross-verified in The Roebling Research Library. Not all transactions cross-verify with ACRIS records — sponsor and LLC purchases sometimes record at stipulated values rather than market price; square footage from recorded condo declarations and offering plans.

What to know if you’re buying

Every purchase is a resale. The sponsor sold the last home in March 2026. Use the six deeds as the baseline.

Neighborhood label. Listings split between Clinton Hill and Bedford-Stuyvesant. It does not change the building, but it changes which comparables a search returns.

Carrying costs. Ask for the current budget and whether the low first-year charges have reset. No tax abatement was found in this review; confirm the tax bill with the Department of Finance.

Closing costs. In a resale the buyer pays the state mansion tax of 1% at $1 million and above, plus title and recording costs. Use the calculators below.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
