Eleven Irving is a four-story Clinton Hill condominium with a substantial share of compact homes: studios and one-bedrooms form the main apartment inventory, with garden duplexes at the base. The condominium spans the 11–13 Irving Place addresses and contains 16 residences. A shared roof deck supplements the private outdoor areas attached to selected lower-floor homes.
The building dates to 2006, but sponsor apartments are still being offered in 2026. Individual resales and sponsor sales therefore coexist at an established building, two decades after its construction.
Architecture and unit composition
Studio plans are around 520 square feet, while recurring one-bedroom configurations measure approximately 677 square feet. The larger garden duplexes extend across two levels and can have combined areas around 1,340 square feet or more. These lower-floor homes should be compared by the allocation of space between levels, not simply their combined area.
Rear duplexes open to gardens from the principal living level, with additional patios reached from below. Their broad living areas run across much of the building's width. The lower rooms add flexible space, while the upper-floor apartments use single-level plans.
Large windows, open kitchens and living areas recur throughout the inventory. Upper homes are reached by stairs. The communal roof is separate from the private garden and patio spaces at the base.
Building operations
The building has video intercom and a shared laundry room. There are no commercial tax lots in the condominium: all 16 separately assessed interests are residential.
Ownership concentration is a meaningful feature here. The largest owner holds eight of the 16 apartments, exactly half of the residential inventory. That concentration sits alongside active individual sales and rentals. A purchaser's lender and attorney should review how those eight apartments affect the project's financing eligibility and voting structure; check the condominium declaration for the exact common-interest and voting allocation rather than assuming it tracks apartment count.
The original tax benefit has expired. Older apartment descriptions citing reduced taxes under the 15-year 421-a program no longer describe the building's current benefit status.
