241 13th Street is a four-story, four-residence condominium being built on a 25-by-100-foot lot in South Slope. It replaces a two-story house of about 2,620 square feet, built in 1901 according to construction reporting; a site fence for its full demolition was permitted in June 2023.
The sponsor, 241 13th Street LLC, submitted its offering plan to the New York State Attorney General on May 22, 2025, at a total of $8,820,000, or about $2.2 million per home. Seventeen months later the plan had not been accepted. The sponsor cannot sign binding contracts until it is, so as of October 2026 there are no published asking prices.
Architecture and residences
Sears Tambasco Architecture filed the new-building application in February 2023. The Department of Buildings describes a "new four story, four family, multiple dwelling," 50 feet tall, with a cellar; engineering filings for underpinning the neighboring buildings describe it as a "four-story plus mezzanine building." The first permit issued in March 2024, followed by permits for support of excavation, foundations, plumbing and sprinklers through 2024. The architect amended the main filing in June 2025. A sidewalk shed and scaffold were permitted in July 2025 and July 2026, which points to facade and exterior work still under way. No certificate of occupancy had been issued on the job as of October 2026.
City land-use data already carries the new building: four residential units and about 4,976 square feet of floor area, with a year built of 2025. Construction reporting on the permit cited 4,994 square feet of residential space and 671 square feet of commercial space. The offering plan lists four residential units and nothing else, so treat the commercial figure as unconfirmed until Schedule A is public.
On those figures, the four homes average roughly 1,200 square feet of gross floor area each, before deducting stairs, walls and common space. At the submitted offering price, that is about $1,770 per gross square foot. Sellable square footage, set out in the plan, will be lower and the price per sellable square foot higher.
Offering and pricing
Per the offering plan filed with the New York State Attorney General (plan CD250167), the plan was submitted May 22, 2025 with 241 13th Street LLC as sponsor, four residential units and a total offering price of $8,820,000. The record shows no acceptance date, no amendments to the price and no units sold. Plans sit with the Attorney General while the sponsor answers review comments; the record does not say why this one has taken seventeen months.

This building is below the 25,000 sq ft threshold at which LL97 limits apply to a building on its own. It is still covered if it shares a tax lot or condominium board with buildings totaling over 50,000 sq ft; confirm on DOB’s covered-buildings list.

What to know if you’re buying
The plan is not yet accepted. Prices, layouts and the unit count can change before acceptance. Once marketing starts, compare the asks with the $8.82 million total; sponsors often raise the total by amendment after acceptance.
Construction status. Ask for the expected date of the temporary certificate of occupancy and the outside closing date in the contract. New construction closes on a temporary certificate, which is renewed until the final one issues.
Tax position. No tax exemption has been disclosed. A small new building like this may have no abatement, which means full taxes from the first year. Confirm in the plan.
Closing costs. In sponsor sales the buyer customarily pays the New York State transfer tax (0.4%) and the New York City real property transfer tax (1.425% above $500,000), plus the state mansion tax of 1% at $1 million and above. Use the calculators below to run your price.

How to read the facts on this page. Items attributed to an offering plan describe the building as it was offered at that filing — unit mix, square footage, the amenity program as planned. They are not a statement about how the building operates today. Tax and compliance figures are sourced separately to current City records and carry their own dates. House rules, staffing and fee policy can change by board resolution without any public filing: treat every policy line here as a starting point for diligence and confirm it with the managing agent. Where this page compares one building or neighborhood to another, that is our analysis of the recorded record — it names the measure, the period and the sample it rests on, and it is an observation about medians rather than a prediction about any particular apartment.
